Embrey Partners Ltd. is seeking a Maintenance Supervisor for Downtown Austin to oversee the maintenance team and ensure property value and resident satisfaction.

You will lead maintenance operations, coordinate vendor contracts, and supervise HVAC-related activities while maintaining budgets and ensuring safety and compliance. The role reports to the Community Manager in a full-time capacity.

Formación

• Proven experience in Property Maintenance.
• Three years’ experience as a Manager/Supervisor.
• HVAC certified; Pool certification preferred.
• High school diploma or equivalent, preferred; Valid Driver’s License.

Responsabilidades

• Ensure compliance within the maintenance team.
• Improve processes and find efficiencies in workflow.
• Troubleshoot and implement cost-saving techniques to save the property money and recommend improvements.
• Lead management, training, and retention of maintenance staff.
• Review pending work orders and allocate tasks to appropriate teams.
• Maintain monthly and yearly budget overages.
• Schedule maintenance, negotiate vendor contracts, and conduct inspections.
• Inspect HVAC units during apartment turns and ensure proper system operation.
• Replace HVAC components and perform diagnostics as needed.
• Meet with the team to discuss daily duties and assign tasks.
• Close out work orders on completion.
• Pursue ongoing education through EMBREY University and vendor training.

ExperienceThe EMBREY Way by joining our dynamic Property Management team as a Maintenance Supervisornear Downtown Austin.

As a Maintenance Supervisor, you will contribute to increasing retention rates and occupancy percentages by maintaining and improving the physical property.

Responsibilities

• Consistently ensure compliance within the maintenance team.
• Improve processes and find efficiencies in workflow.
• Troubleshoot and implement cost-saving techniques to save the property money and recommend improvements.
• Lead the management, training, and retention of quality team members.
• Consistently review pending work orders and allocate appropriately.
• Maintain monthly and yearly budget overages.
• Facilitate property maintenance issues, including scheduling regular maintenance and repairs, negotiating contracts with vendors, and conducting property inspections to ensure the property is in good working order and well-maintained on a weekly basis.
• Inspect HVAC units during apartment turns by checking for unusual noises, vibrations, or odors; inspecting for water leaks around air handlers and condensate lines; examining electrical disconnects and visible wiring for damage; and verifying proper airflow from all registers.
• As needed, replace HVAC compressors; perform major electrical troubleshooting; charge or recover refrigerant; braze refrigerant lines; replace evaporator or condenser coils; and perform advanced diagnostics and system performance testing.
• Meet with the team to discuss daily responsibilities.
• Review turned and made-ready schedule and delegate work to the proper work groups.
• Close out work orders when complete.
• Continue education through EMBREY University, industry-related organizations, and training offered by our vendor partners.
• Achieve at least a 4.5 overall maintenance survey score.
• Evaluate overall NOI and Revenue Growth of the Property.
• Turn vacant apartments within 5 business days.
• Complete work orders within 48 hrs.
• Stay up to date on relevant certifications.
• Complete other tasks and/or projects as needed.

Qualifications

• Proven experience in Property Maintenance
• Three years’ experience as a Manager/Supervisor
• HVAC certified
• Pool certification preferred
• High school diploma or equivalent, preferred
• Valid Driver’s License

Required Testing

• Criminal Background Check, Non-DOT Testing, Credit Check, MVR
