Job summary

EMBREY is seeking a Maintenance Supervisor for Downtown Austin to lead the maintenance team and ensure the property remains well maintained. The role includes budgeting, vendor coordination, and supervising a skilled staff during turnovers.

Responsibilities cover process improvements, cost-saving initiatives, and delivering high resident satisfaction scores through proactive maintenance and timely work orders.

Qualifications

• Proven experience in property maintenance.
• Minimum of 3 years as a manager or supervisor.
• HVAC certification.
• Pool certification preferred.
• High school diploma or equivalent preferred.
• Valid driver’s license.

Responsibilities

• Ensure compliance within the maintenance team.
• Improve processes and workflow efficiency.
• Troubleshoot and implement cost-saving techniques.
• Lead and train maintenance staff.
• Review work orders and allocate tasks.
• Monitor monthly and yearly budget overages.
• Schedule regular maintenance, negotiate with vendors, and perform inspections.
• Inspect HVAC units during turnovers and diagnose system issues.
• Replace HVAC components and perform advanced diagnostics as needed.
• Meet with the team to discuss daily responsibilities and priorities.
• Close out work orders promptly.
• Pursue ongoing education through EMBREY University and partners.
• Aim for a 4.5+ maintenance survey score.
• Evaluate NOI and revenue growth for the property.
• Turn vacant apartments within 5 business days.
