Job summary

EMBREY is seeking a Maintenance Supervisor in San Antonio, TX to lead the property maintenance team, supervise turn-overs, and drive cost efficiencies. The role involves coordinating repairs, managing vendors, and ensuring the property remains well-maintained.

You will mentor staff, inspect HVAC systems, and help improve NOI and occupancy as part of a dynamic management team. Qualified candidates have HVAC certification, a valid driver’s license, and at least three years in a supervisory role

Qualifications

• Proven experience in Property Maintenance.
• Experience utilizing Yardi, preferred.
• Three years’ experience as a Manager/Supervisor.
• HVAC certified.
• Pool certification preferred.
• High school diploma or equivalent, preferred.
• Valid Driver’s License.

Responsibilities

• Ensure compliance within the maintenance team.
• Improve workflows and find efficiencies.
• Troubleshoot and implement cost-saving techniques.
• Lead and train maintenance staff, manage retention.
• Review work orders and allocate tasks.
• Oversee budget overages monthly and yearly.
• Coordinate scheduling, vendor contracts, and inspections.
• Inspect HVAC during turnovers and verify system performance.
• Replace HVAC components and perform advanced diagnostics.
• Meet daily with the team and review schedules.
• Close out completed work orders and monitor progress.
• Pursue education through EMBREY University and partners.
• Aim for a 4.5+ maintenance survey score.
