Job summary

Apartment Management Consultants (AMC) is seeking a Maintenance Supervisor to oversee daily property maintenance, HVAC, plumbing, and electrical systems at a Sacramento-area community. The role includes supervising staff, coordinating vendor work, scheduling inspections, and ensuring safety policies are followed.

Qualifications

• HVAC, plumbing, and electrical knowledge.
• Self-motivated with attention to detail.
• Ability to operate various hand tools including power tools.
• Ability to maintain positive relationships with internal and external contacts.
• Effective communication skills.
• Property maintenance/handyman experience.
• Supervisory experience preferred.

Responsibilities

• Perform and schedule daily maintenance tasks including preparing vacant units for occupancy and preventative maintenance.
• Assist with interviewing, screening, and making recommendations for service, housekeeping/custodial, or grounds personnel.
• Assist in training of service, housekeeping/custodial, or grounds personnel.
• Clean and maintain work areas, tools, and equipment.
• Take initiative to improve processes and maintenance methods.
• Maintain MSDS sheets and replacement logs.
• Hold maintenance team to meet expectations including attendance.
• Schedule and supervise vendor work.
• Manage inventory, ordering, and delivery of supplies for service, custodial, and grounds departments.
• Ensure OSHA standards and safety policies are followed.
• Handle lock-outs due to evictions and provide 24-hour response.
• Be available to work on an on-call basis.
• Report unusual circumstances regarding property or residents.
• Remove snow and ice as necessary.
• Ensure necessary tools are on hand.
