SPM, LLC is seeking a hands-on Maintenance Supervisor to lead our property maintenance teams across our communities. You will oversee day-to-day maintenance, diagnose HVAC, electrical, and plumbing issues, and ensure service requests are completed within 24 hours to keep residents comfortable and safe.

Qualifications

• 3+ years of property maintenance experience, supervisory or lead tech a plus.
• EPA HVAC Certification is required.
• Must be able to lift 50+ lbs and perform physically demanding tasks.
• Valid driver’s license and reliable transportation.

Responsibilities

• Lead, motivate, and support your maintenance team to deliver fast, high-quality service.
• Take ownership of the day-to-day maintenance of apartments and community spaces.
• Diagnose and repair HVAC systems, electrical and plumbing issues, appliances, and more.
• Ensure service requests are completed within 24 hours with care and attention to detail.
• Proactively perform preventive maintenance to avoid surprises and costly repairs.
• Oversee groundskeeping and curb appeal; manage inventory and expenses.
• Rotate on-call duties and assist with weekend/holiday coverage as needed.
• Ensure safety compliance with OSHA standards and company procedures.
• Partner with residents, vendors, and office staff to keep operations running smoothly.
