WinnCompanies is seeking a Maintenance Supervisor II for Bellflower Terrace, a 180-unit affordable and senior housing community in Bellflower, CA.

You will lead maintenance operations, supervise staff, plan preventive maintenance, and manage vendors to keep the property safe and well-maintained. The role includes on-call duties and on-site housing (1 BR).

Qualifications

• High school diploma or GED required.
• 3–5 years of apartment/property maintenance experience.
• 1–3 years supervisory or team management experience.
• CAMT certification preferred or required, as applicable.
• Valid driver’s license and clean driving record.
• Proficiency with Microsoft Office and work order systems.
• Strong customer service and communication skills.
• On-call rotation participation required.

About the Opportunity

WinnCompaniesis seeking aMaintenance Supervisor IIto join our team atBellflower Terrace, a 180-unit affordable and senior housing community located inBellflower, CA.

In this role, you will lead the maintenance operations of a multifamily residential community,supervisingmaintenance staff while ensuring the propertyremainssafe, well-maintained, and compliant with company standards. This position combines hands-on maintenanceexpertisewith team leadership, preventive maintenance planning, and vendor management.

Please note that the pay range for this position is $25.00 - $31.00 per hour, depending on experience.

Additionally, the selected candidate will typically work: Monday through Friday, from 8:0 AM to 5:00 PM. Please note that this role requires on-call availability.

Please note that this role requires you to live on-site and includes a 1BR housing unit.

Responsibilities:

• Lead and supervise maintenance team members, ensuring high-quality work, productivity, and exceptional resident service.

• Recruit, train, coach, and develop maintenance staff while promoting safe work practices and accountability.

• Oversee service requests, work orders, staff schedules, and vendor activities to ensuretimelycompletion of maintenance projects.

• Manage preventive maintenance programs, building inspections, unit inspections, and curb appeal initiatives to preserve the property's physical assets.

• Perform and coordinate maintenance repairs, including HVAC, plumbing, electrical, appliance, carpentry, and general building systems.

• Review property inspection findings, obtain contractor bids, andassistwith capital improvement and maintenance projects.
• Participate in the on-call rotation and respond to after-hoursmaintenance emergencies as needed.

Requirements:

• High school diploma or GED equivalentrequired.

• 3–5 years of apartment, property, facilities, or building maintenance experience, including HVAC, plumbing, electrical systems, appliance repair, and general building maintenance.

• 1–3 years of supervisory, leadership, or team management experience.

• CAMT (Certified Apartment Maintenance Technician) certification preferred orrequired, as applicable.
• A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.

• Proficiencywith Microsoft Office and other computer-based systems for work order management, reporting, and documentation.

• Strong customer service, communication, and leadership skills, with the ability to work effectively with diverse residents, team members, and vendors.
• Availability toparticipatein an on-call rotation and respond to emergency maintenance needs.

Preferred Qualifications:

• Vocational, trade school, or technical training.

• HVAC, asbestos, lead-based paint, EPA,orother industry-related certifications.

• Experience supervising maintenance operations in multifamily housing, affordable housing, or residential communities.
