Position Summary:
The Maintenance Supervisor I oversees maintenance operations of the property, supervising staff and performing maintenance functions. The role ensures the physical condition of the property meets ownership objectives by providing excellent customer service, supporting family homes, completing preventive maintenance and inspections on time, and enhancing assets through site improvements and capital projects. Typically, this position supports properties with fewer than 100 units.
Duties:
- Lead and manage maintenance staff daily, acting as a working supervisor when not overseeing staff.
- Assist in hiring, developing, training, and holding staff accountable to operational standards.
- Conduct and participate in weekly staff meetings.
- Prepare work schedules for maintenance staff and vendors to address service requests, maintain preventive maintenance, and uphold curb appeal.
- Maintain knowledge of all maintenance programs and capital improvement projects.
- Solicit bids from vendors with approval from the Property Manager and Regional Maintenance Manager.
- Participate in on-call activities during off-hours, emergencies, and hands-on maintenance tasks.
- Complete monthly building and unit inspections to ensure standards are met.
Minimum Qualifications and Requirements:
- High school diploma or GED with 5+ years of related experience, or an advanced degree with at least 3 years of experience.
- Knowledge of facilities management standards, concepts, practices, procedures, and policies.
- Knowledge of electrical, carpentry, plumbing, appliances, HVAC, and customer service, written and oral communication skills.
- Effective communication skills both orally and in writing.
- Flexibility and adaptability in various situations.
- Ability to work independently and as part of a team.
Qualifications and Additional Requirements:
- Experience with asbestos and lead-based paint.
- Professional certifications such as CAMT or CFC Universal are preferred.
Physical Demands and Work Conditions:
- Ability to position oneself (kneel, crawl, crouch) to perform essential functions less than half the time.
- Must spend more than half the time walking.
- Ability to remain stationary (standing or seated) more than half the time.
- Less than half the time viewing computer monitors.
- Operate machinery or equipment requiring frequent use of hands, fingers, wrists (e.g., typing, operating tools).
- Work area is climate-controlled less than half the time.
- Work outdoors more than half the time.
- Exposed to hazard/chemical materials less than half the time.
- Must be able to identify and distinguish colors at all times.
- Operate heavy machinery less than half the time.
- Ability to lift, move, carry, or slide 40-75 lbs.
Travel Requirements:
- No commuting between regional offices.
- Overnight travel 25-50% of the time.
- On-call or emergency response travel 50-75% of the time.
