JOB DESCRIPTION SUMMARY

This role oversees and performs technical and mechanical work to ensure that the community's buildings, grounds, amenities, and common areas meet the Company's standards for cleanliness, appearance, safety, and functionality.

KEY RESPONSIBILITIES

1. Assist with and complete work orders from resident requests and routine upkeep, diagnosing issues and making repairs following safety standards and codes.
2. Manage the 'make-ready' process for vacant units, including inspections, creating punch lists, scheduling vendors, and inspecting completed work.
3. Develop standards for cleanliness and appearance of grounds, amenities, and community areas to uphold quality standards.
4. Inspect work by service team members and contractors to ensure quality and scope compliance, developing corrective actions as needed.
5. Maintain inventory of spare parts and supplies, working within budget, and order materials as necessary.
6. Perform preventive maintenance as per policy, assist in developing budgets for repairs and projects, and support cost-control initiatives.
7. Conduct safety meetings, ensure OSHA compliance, and keep safety documentation current.
8. Demonstrate excellent customer service by respectfully interacting with residents and team members, responding promptly to inquiries and complaints.

BASIC KNOWLEDGE & QUALIFICATIONS

• High school diploma, GED, or related experience.
• Experience in property management maintenance or related trades.
• Own hand tools and knowledge of their safe use, with necessary certifications (e.g., EPA Type I & II or Universal).
• Strong problem-solving, customer service, and communication skills.
• Proficiency in basic computer applications; property management system experience preferred.
• Valid driver’s license for on-property vehicle operation.

PHYSICAL AND TRAVEL DEMANDS

• Ability to stand, walk, bend, climb ladders, and lift up to 50 pounds.
• Work outdoors in all weather conditions.
• Flexible schedule, including evenings, weekends, and holidays, with possible local travel.

The hourly rate for this position ranges from $35.00 to $37.00.

ADDITIONAL COMPENSATION

Eligible for bonuses based on individual and company performance, with variations for corporate and onsite roles.
