Job summary

Greenbrier Management Company seeks a Maintenance Supervisor to oversee a growing apartment community's general maintenance, repairs, turnover, and preventative tasks. You will report to the Property Manager and collaborate with residents, vendors, and staff to ensure quality service and curb appeal.

The role requires a minimum of 3 years in apartment maintenance, HVAC certification, and a proactive, team-oriented mindset.

Qualifications

• 3+ years’ experience in apartment maintenance including basic electrical & plumbing diagnostics/repair.
• Be a team player in an atmosphere of mutual respect.
• Have a positive attitude.
• Enjoy helping and assisting people.
• HVAC certification required (universal).
• Have basic tools for the trade.
• Provide a valid driver license, and have reliable transportation.

Responsibilities

• Coordinate with the Property Manager to ensure maintenance tasks are performed properly and promptly.
• Communicate with residents, vendors, and the management team on maintenance services.
• Respond to on-call emergencies in a timely manner.
• Manage open tickets and ensure timely completion.
• Inspect grounds, buildings, and community features daily for upkeep and curb appeal.
• Oversee outside contractors and monitor work quality and timelines.
• Obtain competitive bids for maintenance expenses with the Community Manager.
• Participate in training and meetings.
• Adhere to policies on fair housing, OSHA, pool and safety standards.
