Job summary

CRM Residential is seeking a Maintenance Supervisor to lead maintenance staff, oversee preventive maintenance programs, and ensure timely repairs across our properties in Philadelphia. The role requires supervising technicians, coordinating with the Community Manager, and maintaining safety standards and compliance.

Qualifications

• High School diploma or equivalent; 3-4 years of experience can offset minimum educational requirements.
• 1 year of supervisory experience.
• Experience with boilers or appliance repair is preferred.
• Effective oral and written communication skills.
• Valid driver's license and reliable transportation.
• Knowledge of OSHA, fire prevention and safety regulations.
• Schedule: FullTime 7:00am-4:00pm, on-call required.
• Strong maintenance procedures and techniques.

Responsibilities

• Implement and supervise preventive maintenance to preserve buildings and equipment.
• Provide coverage for emergencies and coordinate absences with the Community Manager.
• Inspect buildings and grounds and report deficiencies.
• Supervise Maintenance Technicians and other staff.
• Ensure timely completion of repairs and update the master work order log.
• Monitor cleanliness and upkeep of common areas and grounds.
• Schedule staff trainings and review performance.
• Manage maintenance shop and project vehicle logistics.
• Procure supplies with Community Manager approval.
• Appear in court on behalf of owner when required.
• Assist in annual budget and operating plan preparation.
• Prepare bid specs and obtain competitive bids.
• Assist with inspections (REAC, management reviews, local inspections).
• Complete incident reports within 24 hours of occurrence.
• Orient new residents on usage of appliances and garbage disposal.
• Maintain control and security of apartment keys.
• Coordinate with office on resident activity concerns.
• Oversee extermination procedures and contractor supervision.
• On-call travel to sites as needed.
