Bluecore Residential is seeking a Maintenance Supervisor in Charlotte to lead maintenance operations, manage budgets, and ensure speedy work orders and unit turns. You will document in Yardi and use Sparkle for inspections, while maintaining safety and high resident satisfaction.

Ideal candidates bring EPA Type II or Universal certification, with CPO and CAM credentials as assets; HVAC, plumbing, electrical, and general maintenance expertise are essential.

Qualifications

• Experience as a Maintenance Supervisor preferred on Class A properties.
• EPA Type II or Universal certification required.
• CPO certification preferred; CAM considered an asset.

Responsibilities

• Lead maintenance operations and manage budget adherence.
• Complete work orders and make-ready goals within 24 hours and 7-day unit turns.
• Maintain records in Yardi; use Sparkle for inspections.
• Ensure health and safety compliance and preventative maintenance.
• Coordinate with vendors and office staff to achieve resident satisfaction.

As Maintenance Supervisor, your mission will be to efficiently lead overall maintenance operations to budget; ensuring work order and make ready goals are completed per Bluecore standard. To achieve this mission, you will:

• Embrace Bluecore's culture of empowerment and transparency by engaging in healthy debate with leadership (No Fear of Conflict) and sharing what is not working well (4WHAT) on a weekly basis.


• Demonstrate urgency, professionalism, and thoroughness with every service request and make ready; completing work orders within 24 hours and achieving a 7 day unit turn.


• Manage the maintenance budget; keeping expenses within budgeting guidelines and putting on your thrifty thinking cap to find cost-saving measures that don't comprise quality.


• Accurately complete records in Yardi and commit to using Sparkle for as an inspection tool.


• Take accountability for the community's appearance and overall satisfaction of the residents.


• Inspect and repair all areas of the community; Health and safety procedures are adhered to and preventative maintenance is being implemented.


• Professionally communicate with vendors and make budget conscious decisions.


• Work as a team with the office staff to ensure overall resident satisfaction.

WHAT YOU BRING TO BLUECORE

• You have experience as a Maintenance Supervisor.


• You have worked at a Class A apartment community.


• You have an EPA Type II or Universal certification.


• You have a CPO certification (must obtain within 3 months of employment).


• You have reliable transportation to perform all job duties.
