Job summary

Oxford Senior Living in Wichita, KS is seeking a Maintenance Supervisor to oversee daily maintenance across multiple communities. You will lead a team of 16+ technicians, coordinate work orders, make-readies, and preventative maintenance to ensure safe, clean, and well-maintained properties.

  • Review and approve maintenance time sheets, schedules, and on-call rotations.
  • Ensure compliance with building codes, safety regulations, and company policies.
  • Assist with budgeting, cost control, and vendor coordination for maintenance-related expenses.
  • Support after-hours emergency maintenance response and ensure appropriate on-call coverage.
  • Perform hands-on maintenance tasks when needed to support the team and meet deadlines.
  • Provide coaching and performance feedback to team members and assist with hiring and training as needed.
  • Partner with the Director of Property Management to develop maintenance standards, procedures, and preventive maintenance schedules.
  • Promote a culture of safety, accountability, and teamwork within the maintenance department.

Job Purpose

The Maintenance Supervisor is responsible for overseeing and coordinating the daily maintenance operations across assigned properties. This role manages a team of Maintenance Technicians to ensure timely completion of work orders, make-readies, preventative maintenance, and overall upkeep of the communities. The Maintenance Supervisor ensures that all properties are safe, clean, and well-maintained while meeting compliance standards, budget goals, and performance expectations.

Duties & Responsibilities

Supervise, train, and support a team of 16+ Maintenance Technicians across multiple properties.

Assign and monitor completion of work orders, make-readies, and preventative maintenance tasks to ensure quality and timeliness.

Key Performance Measurement(s)

Ensure make-readies are completed within 7–10 days of move-out and work orders are completed promptly.

Maintain compliance with all safety, regulatory, and property maintenance standards.

Maintain accurate inventory levels and control maintenance supply costs within budget.

Support high resident satisfaction through quality maintenance and timely service delivery.

Effectively lead, train, and retain qualified maintenance staff across all assigned properties.

Proactively identify and address deferred maintenance issues to prevent future costs.

Physical Activities & Requirements

Ability to sit, stand, walk, bend, stoop, climb ladders, and perform physical tasks for extended periods as needed.

Ability to lift, carry, push, or pull up to 50 lbs. safely.

Ability to perform tasks both indoors and outdoors in various weather conditions.

Basic janitorial and manual labor tasks, including cleaning, snow removal, and minor repairs.

Good vision and hearing to perform inspections, operate equipment, and communicate effectively.

Must possess a valid driver’s license and maintain a clean driving record.

Ability to respond to after-hours calls and participate in on-call rotation as required.

Qualifications
