Job summary

SNS Management LLC in Ohio is seeking a hands-on Maintenance Supervisor to lead today’s maintenance operations across a 446-unit portfolio. You will supervise 3 Maintenance Technicians, review work orders, and coordinate priorities.

This role requires 4+ years of apartment maintenance and 1+ year leadership, with strong HVAC, plumbing, and electrical skills. You’ll report to the Maintenance Director and travel between properties, with on-call duties approximately one week per month.

Qualifications

• 4+ years of apartment maintenance, skilled trade, or comparable experience.
• 1+ year of maintenance leadership, supervisory, or team-lead experience.
• Strong HVAC knowledge required.
• EPA certification preferred.
• Strong plumbing, electrical, HVAC, and general repair knowledge.
• Valid driver’s license with a clean driving record.

Responsibilities

• Lead, coach, and develop 3 Maintenance Technicians
• Review work orders daily for priorities, completion times, documentation, and quality
• Assign and balance workloads across the portfolio
• Support complex plumbing, electrical, HVAC, and general maintenance repairs
• Train technicians to strengthen troubleshooting skills and independence
• Monitor work quality and reduce repeat repairs and callbacks
• Ensure preventative maintenance expectations are completed
• Manage the maintenance on-call schedule and participate approximately one week per month
• Control and monitor maintenance supply budget for portfolio
• Ensure maintenance activity is accurately documented in AppFolio

We’re looking for an experienced Maintenance Supervisor to lead maintenance operations across a 446-unit portfolio. This role oversees 3 Maintenance Technicians, ensures work orders are completed efficiently and to SNS standards, and supports the team with coaching, troubleshooting, and complex repairs.

This is a hands-on leadership role for someone who can develop people, solve problems, and take ownership of maintenance performance.

What You’ll Do

What We’re Looking For

4+ years of apartment maintenance, skilled trade, or comparable experience

1+ year of maintenance leadership, supervisory, or team-lead experience

Strong plumbing, electrical, HVAC, and general repair knowledge

• Strong HVAC knowledge REQUIRED
• EPA certification preferred

Ability to diagnose complex problems and teach others

Strong leadership, coaching, accountability, and organization skills

Ability to prioritize maintenance needs across multiple properties

Focus on quality, follow-through, and reducing callbacks

Professional communication and resident service skills

Valid driver’s license with a clean driving record

Smartphone capable of using Paycor, DialPad, AppFolio, and other apps

Location & Schedule

Portfolio: South Dayton/Northern Cincinnati – 446 units

Full-time, field-based leadership position

Local travel between assigned properties

On-call approximately one week per month

Reports directly to the Maintenance Director

Must be able to walk properties, climb stairs, work indoors/outdoors, and lift up to 50 pounds
