Qualifications

• 4+ years of apartment maintenance, skilled trade, or comparable experience.
• 1+ year in maintenance leadership or supervision.
• Strong plumbing, electrical, HVAC, and general repair knowledge.
• HVAC knowledge REQUIRED; EPA certification preferred.
• Ability to diagnose complex problems and teach others.
• Strong leadership, coaching, accountability, and organization skills.
• Valid driver’s license with a clean driving record.

Responsibilities

• Lead, coach, and develop 3 Maintenance Technicians.
• Review work orders daily for priorities, times, and quality.
• Assign and balance workloads across the portfolio.
• Support complex plumbing, electrical, HVAC, and general repairs.
• Train technicians to strengthen troubleshooting and independence.
• Monitor work quality and reduce callbacks.
• Ensure preventative maintenance is completed.
• Manage on-call maintenance schedule; participate ~1 week/month.
• Control and monitor maintenance supply budget.
• Ensure maintenance activity is documented in AppFolio.

Maintenance Supervisor – South Dayton/Northern Cincinnati Portfolio (446 Units)

We’re looking for an experienced Maintenance Supervisor to lead maintenance operations across a 446-unit portfolio. This role oversees 3 Maintenance Technicians, ensures work orders are completed efficiently and to SNS standards, and supports the team with coaching, troubleshooting, and complex repairs.

This is a hands-on leadership role for someone who can develop people, solve problems, and take ownership of maintenance performance.

What You’ll Do

• Lead, coach, and develop 3 Maintenance Technicians
• Review work orders daily for priorities, completion times, documentation, and quality
• Assign and balance workloads across the portfolio
• Support complex plumbing, electrical, HVAC, and general maintenance repairs
• Train technicians to strengthen troubleshooting skills and independence
• Monitor work quality and reduce repeat repairs and callbacks
• Ensure preventative maintenance expectations are completed
• Manage the maintenance on-call schedule and participate approximately one week per month
• Control and monitor maintenance supply budget for portfolio
• Ensure maintenance activity is accurately documented in AppFolio

What We’re Looking For

• 4+ years of apartment maintenance, skilled trade, or comparable experience
• 1+ year of maintenance leadership, supervisory, or team-lead experience
• Strong plumbing, electrical, HVAC, and general repair knowledge
  • Strong HVAC knowledge REQUIRED
  • EPA certification preferred
• Ability to diagnose complex problems and teach others
• Strong leadership, coaching, accountability, and organization skills
• Ability to prioritize maintenance needs across multiple properties
• Focus on quality, follow-through, and reducing callbacks
• Professional communication and resident service skills
• Valid driver’s license with a clean driving record
• Smartphone capable of using Paycor, DialPad, AppFolio, and other apps

Location & Schedule

Portfolio: South Dayton/Northern Cincinnati – 446 units

• Full-time, field-based leadership position
• Standard 8-hour daytime schedule
• Local travel between assigned properties
• On-call approximately one week per month
• Reports directly to the Maintenance Director
• Must be able to walk properties, climb stairs, work indoors/outdoors, and lift up to 50 pounds
