Richman Property Services, Inc. is seeking a full‑time Maintenance Supervisor for Sabal Ridge, a 216‑unit affordable community in Tampa, FL. The role oversees daily maintenance, vacancy prep, and service requests while ensuring safety and quality standards.

EPA certifications and a valid driver’s license are required; bilingual preferred. Compensation includes quarterly increases after 90 days and a $40/month cell phone allowance.

Position: Maintenance Supervisor

Location: Sabal Ridge, a 216-unit affordable residential community located in Tampa, FL 33610

Key Qualifications:

Primarily looking for candidates with 4+ years' experience in multifamily maintenance, including supervisory or lead experience. EPA Section 608 Type I and II or EPA Universal certification and a valid Driver's License are required. Bilingual (English/Spanish) preferred.

• Oversee daily repair and upkeep of the property
• Manage the preparation of vacant units for occupancy within established deadlines
• Manage service requests and response times, ensuring completion within established deadlines
• Assist in maintaining curb appeal and general cleanliness of buildings and grounds
• Interview, screen, and recommend candidates for maintenance technician or grounds personnel positions
• Train maintenance and grounds personnel
• Manage scheduling and direct supervision of all in-house and vendor work
• Maintain supply and tool inventory; oversee ordering and delivery of necessary supplies and equipment
• Assist in disciplinary or promotional recommendations for maintenance and grounds personnel
• Ensure OSHA standards are met at all times and maintain a safe work environment
• Maintain logs and records; report unusual circumstances regarding the property
• Uphold and demonstrate exceptional customer service; seek educational opportunities for personal growth

Education:

• High school diploma or equivalent; trade/technical school or industry‑related courses preferred

Experience:

• Minimum four (4+) years of maintenance experience as a Maintenance Supervisor, Maintenance Superintendent, or Maintenance Technician II
• Experience managing maintenance operations in apartment communities
• Experience with Yardi software products a plus

Skills & Certifications:

• EPA Section 608 Type I and II or EPA Universal certification required
• Valid Driver's License required
• CAMT and CPO certifications may be required within the first six (6) months of employment (RPS will pay for these if applicable)
• Ability to work well in a team environment, excellent resident service skills, and a penchant for curb appeal
• Proficient in English for communication and record-keeping purposes
• Bilingual (English/Spanish) preferred
