Willow Bridge is currently hiring for an experienced Maintenance Supervisor to oversee maintenance operations for a multi-family residential community. Responsibilities

  • Plan, schedule, and supervise maintenance staff in daily activities including repairs, service requests, turnovers, and groundskeeping.
  • Hire, train, and develop maintenance staff, ensuring adherence to policies, procedures, and safety standards.
  • Conduct safety inspections, correct unsafe practices, and train staff on chemical, supply, and equipment handling.
  • Lead safety and team meetings, participate in department or regional meetings and community events.
  • Coordinate with vendors and contractors for installation, maintenance, and repairs.
  • Manage departmental budget, ensuring projects stay within financial guidelines.
  • Prepare project specifications, solicit bids, and oversee vendor work quality and compliance.
  • Order supplies efficiently, maintain inventory, and ensure availability of necessary materials.
  • Assign and complete service requests promptly, ensuring quality standards.
  • Oversee make-readies and other projects, ensuring timely and accurate completion.
  • Use Yardi Mobile to update service requests until closure.
  • Troubleshoot and train staff on trades such as electrical, plumbing, HVAC, and carpentry.
  • Perform regular safety inspections, correct unsafe practices, and ensure staff safety training.
  • Adhere to all safety policies, OSHA regulations, and legal requirements.

Qualifications

  • Minimum 5 years’ maintenance experience, property management experience preferred.
  • Proven leadership and supervisory skills.
  • Strong knowledge in electrical, carpentry, plumbing, HVAC, painting, and appliance repair.
  • HVAC and EPA certifications preferred.
  • Effective communication skills for interacting with management, vendors, and residents.
  • Skilled in operating hand tools, electrical tools, and small machinery.
  • Basic computer skills, including mobile and PC use.
  • Valid license may be required.
  • Availability for on-call, emergency, and off-hours work.
  • Ability to lift up to 50 lbs.
