Job Title – Maintenance Supervisor
Scope & Purpose
Under the daily direction of the Property Manager, the Maintenance Supervisor is responsible for the overall maintenance of the physical property and overseeing the maintenance staff. Additional duties may be assigned by the Manager or Regional Director.
Responsibilities
Supervisor Responsibilities:
- Ensure maintenance activities are performed by trained and licensed personnel.
- Maintain quality standards of the organization.
- Keep records of maintenance and service activities.
- Manage employee shifts.
- Recruit and evaluate maintenance staff.
- Coordinate with other departments for system functionality.
- Comply with safety regulations.
- Delegate work and ensure timely completion.
- Handle procurement documentation.
- Perform other duties as assigned.
Maintenance Responsibilities:
- Participate in maintenance projects.
- Perform light electrical and plumbing repairs.
- Repair or replace broken fixtures, glass, tiles, etc.
- Paint interiors and exteriors, including drywall repair.
- Perform carpentry tasks.
- Assist in custodial and grounds work.
- Repair concrete, masonry, roofing, fencing.
- Train staff and manage inventory.
- Assist in apartment inspections and refurbishments.
- Maintain records of maintenance activities.
- Conduct scheduled equipment maintenance.
- Inspect units and common areas for repairs.
- Understand water, gas, and sprinkler system shut-offs.
- Ensure storage areas are secure and well-lit.
- Prepare units for leasing and complete work orders promptly.
- Handle service requests such as appliance repairs, plumbing, electrical, and general repairs.
- Install and remove appliances as needed.
- Perform exterior property repairs like gutter maintenance and signage.
- Conduct electrical and plumbing repairs within licensure limits.
- Assist with snow removal and other seasonal duties.
- Maintain a safe and organized maintenance shop.
- Coordinate with external vendors and ensure safety compliance.
- Respond to emergency calls during on-call shifts, including issues like power outages, leaks, fires, and safety hazards.
Qualifications
- Approximately 10 years of experience in carpentry, plumbing, electrical work, painting, or cleaning.
- Extensive supervisory experience.
- College coursework or trade certifications preferred.
- Knowledge of safety standards and contract work hours is desirable.
- HVAC certification required; CFC certification preferred.
- Strong time management, leadership, and organizational skills.
Physical Demands
- Ability to stand, walk, bend, squat, climb stairs, and lift frequently.
- Lift up to 25 pounds regularly and 50 pounds occasionally.
