Position Summary:
The Maintenance Supervisor III oversees the maintenance operations of the property. Supervises maintenance staff at the property and performs maintenance functions. Ensures that the physical condition of the property satisfies ownership objectives. This role is successful when it provides good customer service, supports family homes, completes all preventive maintenance and unit inspections on time, and enhances the site through asset care and capital projects. The Maintenance Supervisor III typically supports properties with more than 251 units.
Duties:
- Lead and manage maintenance staff on a day-to-day basis, acting as a working supervisor when not supervising staff.
- Assist in hiring, developing, training, and holding staff accountable to operational standards.
- Conduct and participate in weekly staff meetings.
- Prepare work schedules for maintenance staff and vendors to complete service requests, maintain the preventive maintenance program, and uphold curb appeal.
- Maintain knowledge of all maintenance programs and capital improvement projects.
- Solicit bids from vendors with approval from the Property Manager and Regional Maintenance Manager.
- Participate in on-call activities during off-hours, emergencies, and hands-on maintenance tasks.
- Perform monthly building and unit inspections to ensure property standards are met.
- Perform other duties as assigned.
Minimum Qualifications and Requirements:
- High school diploma or GED with 7+ years of related experience, or an advanced degree with at least 5 years of related experience.
- Working knowledge of facilities management standards, concepts, practices, procedures, and policies.
- Knowledge of electrical, carpentry, plumbing, appliances, HVAC, and customer service skills, including written and oral communication.
- Effective communication skills both orally and in writing.
- Flexibility and adaptability in various situations.
- Ability to work independently and as part of a team.
Additional Qualifications:
- Experience with asbestos and lead-based paint.
- Professional certifications such as CAMT or CFC Universal are preferred.
Physical Demands and Work Conditions:
- Ability to position oneself (kneel, crawl, crouch) to perform essential functions less than half the time.
- Must spend more than half the time walking.
- Ability to remain in a stationary position (standing or seated) more than half the time.
- Less than half the time viewing computer monitors.
- Operate machinery and equipment requiring frequent use of hands, fingers, and wrists.
- Work area is climate-controlled less than half the time.
- Work outdoors more than half the time.
- Exposed to hazard/chemical materials less than half the time.
- Must be able to identify and distinguish colors at all times.
- Operate heavy machinery less than half the time.
- Ability to lift, move, carry, or slide 40-75 lbs.
Travel Requirements:
- On-call or emergency response travel 50-75% of the time.
