We are seeking a dedicated individual to provide essential community support to our residents, property management team at one of our communities in St. Petersburg, FL.

What is the Compensation?

The hourly rate starts at $25-30.00 per hour based on experience.

How Our Employees Make An Impact

The Maintenance Supervisor is responsible for maintaining, and enhancing the community with preventative maintenance and hands on projects to support safe and quality living at our community. This position is responsible for organizing, performing and supervising operations of the community maintenance program for the building and grounds. This role requires routine maintenance skills and a general knowledge of electrical, plumbing, painting, housekeeping, and related fields.

Responsibilities (Including But Not Limited To)

• Conduct inspections of the pool, community grounds, maintenance shop, storage rooms, common areas, and building exteriors regularly.
• Oversee onsite projects and coordinate with contractors, maintaining communication between contractors and management.
• Develop and implement preventative maintenance programs for community areas and buildings, ensuring schedules are adhered to and vendors are timely.
• Review daily maintenance practices and priorities, and assist team members with ongoing preventive maintenance plans.
• Manage staffing schedules and utilize the work order system to address maintenance tasks, ensuring timely completion.
• Ensure staff are trained and competent, maintain inventory of supplies, and conduct annual inventory of tools, parts, and supplies.
• Ensure adherence to OSHA safety requirements and procedures.
• Identify potential issues during inspections, propose action plans, and follow up for completion.
• Obtain bids for projects beyond the maintenance team's scope and maintain current knowledge of legal codes and requirements.
• Provide technical support to the Community Manager and prepare weekly activity reports.

Minimum Qualifications

• 3-5 years of relevant maintenance experience in a community environment.
• Proficiency in Microsoft Excel, Word, and Outlook.
• Excellent customer service skills and attention to detail.
• Knowledge of pool service/maintenance; CPO certification is a plus.
• High school diploma or GED preferred.
• Availability to work weekends and on-call for emergencies.

Work Environment

• Physical activities including digging, climbing, and manual labor, with ability to lift up to 35 lbs.
• Work shifts of 8-10 hours, outdoors in various weather conditions.
