Job Description Summary

This role oversees and performs technical and mechanical work to ensure the community's buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality.

Responsibilities
  1. Complete work orders from resident requests and routine upkeep, diagnosing issues and making repairs following safety standards and codes.
  2. Manage the "make-ready" process for vacant units, including inspections, creating punch lists, scheduling vendors, and ensuring quality work completion.
  3. Develop standards for community grounds, amenities, and building exteriors to reflect high community quality and standards.
  4. Inspect work by team members and contractors, ensuring quality and scope compliance.
  5. Maintain inventory of parts and supplies, and assist in budgeting for repairs and capital projects.
  6. Support safety programs, conduct safety meetings, and ensure compliance with OSHA and other regulations.
  7. Provide excellent customer service, responding promptly and respectfully to residents and team inquiries and issues.
Qualifications
  • High school diploma, GED, or related experience.
  • Experience in property management maintenance or related trades.
  • Knowledge and skill in using hand tools, power tools, and mechanical equipment safely.
  • Strong problem-solving, communication, and customer service skills.
  • Proficiency in basic computer applications and property management systems preferred.
Skills and Certifications
  • EPA Type I and II or Universal HVAC certifications.
  • Valid driver’s license for operating community vehicles.
Physical and Travel Demands
  • Ability to stand, walk, bend, climb, and work in various weather conditions.
  • Lift and maneuver weights up to 25 pounds independently and 50 pounds with assistance.
  • Availability to work flexible hours, including evenings, weekends, and holidays.
Compensation and Benefits

Hourly range: $30.00 - $32.00, with potential bonuses and comprehensive benefits including health insurance, paid time off, retirement plans, and more.
