Join Associa as the Maintenance Supervisor at one of our beautiful residential communities and contribute to the efficient operations of our team. We are seeking a dedicated individual to provide essential community support to our residents, property management team at one of our beautiful communities in St. Petersburg, FL.

What is the Compensation?
The hourly rate starts at $25-30.00 per hour based on experience.
How Our Employees Make an Impact:
The Maintenance Supervisor is responsible for maintaining, and enhancing the community with preventative maintenance and hands on projects to support safe and quality living at our community.This position is responsible for organizing, performing and supervising operations of the community maintenance program for the building and grounds. This position requires the ability to perform routine maintenance tasks and requires a general knowledge of electrical, plumbing, painting, housekeeping, and other related fields.
RESPONSIBILITIES(Including But Not Limited To)
- Conduct daily/weekly/monthly inspections of the pool, community, grounds, maintenance shop, storage rooms, common areas, building exteriors.
- Be hands on with onsite projects and for larger projects requiring contractors to be able to oversee and maintain contact and communication between the contractors and management team on site.
- Develop and streamline preventative maintenance programs for the common areas and buildings. Responsible for ensuring the maintenance schedule is adhered to and vendors are scheduled in timely manner to complete preventative maintenance tasks.
- Review practices and priorities of maintenance and repairs needed at the property, daily.
- Monitor and assist team members with ongoing preventive maintenance plans and
- Manage staffing schedules.
- Utilize work order system to address maintenance related tasks throughout the community. Responsible for organizing, delegating and ensuring timely completion of open work orders.
- Understand Association’s and Owners’ responsibilities to maintain.
- Ensure that the maintenance staff are trained and competent in their job duties.
- Ensure that there is a sufficient inventory of supplies and materials at the building.
- Conduct an annual inventory of the maintenance tools, parts and supplies, maintain inventory records.
- Ensure that maintenance, custodial and landscape staff adhere to OHSA requirements and implement safety procedures.
- Identify potential issues during inspections, propose plan of action and follow-up for completion within a specific time frame.
- Obtain competitive bids for projects that are beyond the scope of the maintenance team.
- Attend trainings and to maintain current knowledge of legal codes and requirements.
- Provide technical expertise, information, and assistance to the Community Manager.
- Prepare weekly activity summary report.
Requirements
QUALIFICATIONS
- 3-5 years of relevant maintenance experience in a community environment.
- Must be able to use a computer with emphasis on Microsoft Excel, Word, and Outlook.
- Must have excellent customer service skills, strong attention to detail.
- Working knowledge of pool service/maintenance required, CPO a plus.
- High school diploma or GED equivalent preferred
- Must be able to work weekends and be available for on-call emergencies.
WORK ENVIRONMENT
- Requires, digging, and performing physical activities associated with ground maintenance.
- Requires the ability to climb and use ladders, ability to climb on roofs as necessary.
- Must be able to lift up to 35lbs, independently.
- Work 8-10 hours shifts, standing, bending, and doing manual labor.
- This position requires being able to work in all outdoor elements.
