Skills, Knowledge & Personal Characteristics

• General apartment maintenance experience, knowledge of appliance repair, light carpentry, plumbing, electrical knowledge, and safety procedures.
• Safety conscious, dependable, able to work under pressure and flexible for after-hours and weekend emergencies.
• Must have a current journeyman or higher license in Heating and Air Conditioning, with significant experience in plumbing, appliance repair, carpentry, and general maintenance.

Summary of Functions

Perform skilled HVAC work across communities, organize and manage maintenance programs, oversee exterior property and ensure timely service and quality standards. Be on call 24 hours.

Major Duties and Responsibilities

1. Diagnose and perform maintenance and repairs; document work and follow up for resident satisfaction.
2. Maintain good relations with residents and staff; handle resident interactions courteously.
3. Inspect vacated apartments, coordinate make-ready work, and ensure units meet standards.
4. Complete special projects, oversee property upkeep, and assist with tenant improvements.
5. Order supplies, maintain inventory, and ensure shop and equipment standards.
6. Negotiate with vendors, perform emergency repairs, and coordinate maintenance activities.
7. Follow safety standards, perform HVAC repairs, and maintain work area cleanliness.

Organizational Relationships

Report to the On-site Manager, collaborate with other staff and contractors, and align maintenance activities with operational needs.

Other Requirements

• Hours: Monday-Friday, on call 24/7 for emergencies.
• Physical: Ability to lift 100 lbs, operate tools, and work in various weather conditions.
• Tools: Provide own basic tools; knowledgeable in their safe use.
• Transportation: Dependable vehicle with proof of insurance.
• Education: High school or trade school; HVAC training required; CAMT a plus; valid driver’s license.
