Job summary

LR Management is hiring a Maintenance Supervisor in Michigan to support the Property Manager with safety, maintenance, and equipment needs across the property. The ideal candidate will be a dependable, self-motivated team player with apartment maintenance experience.

The role emphasizes coordinating maintenance supplies, project scheduling, and supervision of contractors to meet deadlines and keep the property in excellent condition. Strong budgeting and communication skills are required.

Qualifications

• Three (3) years minimum experience as a Maintenance Supervisor (preferred) or Technician in a multi-family apartment setting or equivalent industry.
• HVAC and EPA Certification.
• Experience with Yardi.

Responsibilities

• Knowledge of HVAC, electrical, plumbing, appliance repair, locks and keys, punch lists, carpentry, landscaping and curb appeal.
• Order supplies for inventory.
• Schedule projects in vacant apartments to complete work timely.
• Manage large capital projects including bidding, supervising contractors and subcontractors, and reviewing completed work.
• Communicate with vendors and staff to resolve issues.

The successful candidate will be a team player, have a positive attitude along with being self-motivated and self-directed.

The Maintenance Supervisor’s primary responsibility is to work with the Property Manager to ensure and coordinate the safety, maintenance, and equipment needs of the property, along with overall requirements of the community.

Responsibilities include, but are not limited to:

• Working knowledge of the following: HVAC, electrical, plumbing, appliance repair, changing locks and cutting keys, make ready punch lists, carpentry, landscaping, and general curb appeal


• Ordering supplies for inventory


• Scheduling projects in vacant apartments ahead of time to get work completed in a timely manner


• Managing large capital projects including bidding, supervising contractors and sub-contractors, and reviewing completed work


• Communicating with vendors and staff to resolve any issues

Qualifications include, but are not limited to:

• Proven time management skills in meeting deadlines and achieving goals


• The ability to create a team-centered environment and lead that team effectively


• The ability to take direction from leadership and follow through on the directive


• Pool certification preferred
