Maintenance Supervisor
Location: Sylvan Thirty, Dallas, TX
Reports To: Property Manager & Regional Facilities Manager
Key Responsibilities
Leadership & Supervision
- Supervise, train, and mentor the maintenance team, including assigning daily tasks, monitoring performance, and providing ongoing feedback.
- Ensure staff compliance with company policies, safety regulations, and fair housing laws.
- Coordinate scheduling to ensure adequate coverage, including on‑call weekend rotations.
Maintenance Operations
- Perform and oversee repairs in HVAC, plumbing, electrical, carpentry, painting, and appliance maintenance.
- Maintain CPO certification and ensure pools/spas are maintained per health department standards.
- Ensure vacant units are made “market-ready” within established time‑frames, including inspections and final walk‑throughs.
- Respond promptly to resident service requests and ensure timely completion by the team.
- Implement and oversee a preventative maintenance program for building systems, equipment, and common areas.
Safety & Compliance
- Ensure maintenance shop, equipment rooms, and storage areas are clean, organized, and safely maintained.
- Maintain records of inspections, repairs, warranties, and inventory.
- Ensure compliance with OSHA standards, property safety policies, and company procedures.
- Monitor and maintain proper usage of hazardous materials and chemicals.
Vendor & Budget Management
- Assist the Community Manager in managing maintenance budgets, including supplies, equipment, and contract services.
- Solicit bids, negotiate contracts, and oversee the work of vendors and contractors.
- Track and manage inventory of maintenance supplies and parts.
Emergency & On‑Call Responsibilities
- Participate in a rotating on‑call schedule for after‑hours emergency maintenance.
- Respond to emergency situations (e.g., water leaks, HVAC outages, power issues) promptly and effectively.
Qualifications & Requirements
- High school diploma or equivalent; technical training or certifications preferred.
- EPA HVAC Certification required.
- CPO (Certified Pool Operator) certification strongly preferred.
- Minimum of 3–5 years multifamily maintenance experience, with at least 1–2 years in a supervisory role.
- Strong knowledge of HVAC, electrical, plumbing, and carpentry systems.
- Ability to read and interpret service manuals, blueprints, and schematics.
- Strong organizational, leadership, and communication skills.
- Must have a valid driver’s license and reliable transportation.
- Ability to work weekends, evenings, and on‑call shifts as required.
Preferred
- Bilingual (English/Spanish)
- Familiarity with OSHA standards and safe handling of cleaning supplies.
