Job summary

Fairfield Residential is seeking a Maintenance Supervisor to lead a maintenance team across our communities. This role blends hands-on repairs with leadership to keep properties safe, attractive, and operational for residents.

You will manage service requests (Yardi), budgets, and inventories while coaching staff to meet service standards. Strong knowledge of building trades and a valid driver’s license are required.

Qualifications

  • High school diploma or equivalent.
  • HVAC-EPA (Type II) or EPA Universal certification required.
  • CPO certification strongly preferred; associates hired without CPO must obtain within 90 days.
  • 3+ years of hands-on apartment or building maintenance experience.
  • Supervisory experience required.
  • Experience with Yardi or other property management software.
  • Strong knowledge of plumbing, electrical, HVAC, carpentry and appliance repair.
  • Ability to read, write, understand and communicate in English.
  • Valid driver’s license required.

Responsibilities

  • Property Maintenance: Oversee and perform maintenance repairs across the property; schedule and monitor preventive maintenance; respond to after-hours emergencies as needed.

About the Role

As a Maintenance Supervisor, you’ll lead a team dedicated to keeping our communities safe, beautiful, and fully operational. This role combines hands-on maintenance expertise with leadership responsibilities to ensure resident satisfaction and property preservation.

What You’ll Do

Property Maintenance Oversee and perform maintenance repairs across the property. Schedule and monitor preventative maintenance programs. Respond to after-hours emergencies as needed.

Operations Manage service requests using Yardi or similar software. Maintain budgets and inventory for maintenance supplies. Ensure compliance with safety and company policies.

Team Leadership Lead and develop a diverse maintenance team. Provide feedback and coaching for performance improvement. Deliver exceptional customer service to residents.

What We’re Looking For
  • High school diploma or equivalent required.
  • HVAC-EPA (Type II) or EPA Universal certification is required.
  • Certified Pool Operator (CPO) certification strongly preferred.
  • Associates hired without a CPO certification will be required to obtain within 90 days of hire.
  • Three or more years’ hands-on apartment or building maintenance experience required.
  • Supervisory experience required.
  • Experience with Yardi or other property management accounting software.
  • Strong knowledge of residential plumbing, electrical, HVAC, carpentry, and appliance repair work.
  • Ability to read, write, understand and communicate in English.
  • A valid driver's license is required.
Estimated Rate of Pay

Estimated Rate of Pay: $28.05 - $36.47

This position is non-exempt; the range above reflects hourly rates.

The pay range displayed for this position is determined by skills and experience required, location and job complexity*.
