Job summary

Fairfield Residential is seeking a Maintenance Supervisor for The Waylon Apartments & Townhomes in McKinney, TX. You will lead a maintenance team to keep the community safe, attractive, and fully operational, with an on-site apartment allowance when living there.

Responsibilities include hands-on repairs, preventive maintenance, and managing service requests using Yardi. Must have HVAC/EPA certs, CPO, and supervisory experience; English communication is essential.

Qualifications

• High school diploma or equivalent required.
• HVAC-EPA Type II or EPA Universal certification required.
• Certified Pool Operator (CPO) certification required.
• Three+ years of hands-on apartment or building maintenance experience.
• Supervisory experience required.
• Experience with Yardi or other property management software.
• Strong knowledge of residential plumbing, electrical, HVAC, carpentry and appliance repair.

Responsibilities

• Oversee and perform property maintenance across the site; schedule and monitor preventive maintenance.
• Respond to after-hours emergencies as needed and manage service requests.
• Lead and develop a diverse maintenance team; provide coaching and deliver strong resident service.
• Maintain budgets and inventory for maintenance supplies; ensure safety compliance.

About the Role

As a Maintenance Supervisor, you’ll lead a team dedicated to keeping our communities safe, beautiful, and fully operational. This role combines hands‑on maintenance expertise with leadership responsibilities to ensure resident satisfaction and property preservation. The Maintenance Supervisor at The Waylon Apartments & Townhomes is eligible for a 100% apartment allowance if living on‑site.

• Property Maintenance Oversee and perform maintenance repairs across the property. Schedule and monitor preventative maintenance programs. Respond to after‑hours emergencies as needed.
• Operations Manage service requests using Yardi or similar software. Maintain budgets and inventory for maintenance supplies. Ensure compliance with safety and company policies.
• Team Leadership Lead and develop a diverse maintenance team. Provide feedback and coaching for performance improvement. Deliver exceptional customer service to residents.

What We're Looking For

• High school diploma or equivalent required.
• HVAC-EPA (Type II) or EPA Universal certification is required.
• Certified Pool Operator (CPO) certification is required Three or more years’ hands‑on apartment or building maintenance experience required.
• Supervisory experience required.
• Experience with Yardi or other property management accounting software.
• Strong knowledge of residential plumbing, electrical, HVAC, carpentry, and appliance repair work.
• Ability to read, write, understand and communicate in English.
• A valid driver's license is required.

Estimated Rate of Pay: $31.44 - $40.87 This position is non-exempt; the range above reflects hourly rates. The pay range displayed for this position is determined by skills and experience required, location and job complexity*.
