Job summary

Campus Apartments in Lancaster, PA is seeking an Experienced Maintenance Supervisor to oversee the physical and mechanical upkeep of our properties. You will report to the General Manager and coordinate painting, cleaning, and routine maintenance.

Key duties include scheduling capital improvements, supervising night and weekend staff, repairing appliances and boiler equipment, coordinating with contractors, and maintaining tenant relations while ensuring timely completion of work orders.

Qualifications

  • High school diploma required; additional education preferred.
  • HVAC certification is required.
  • Electrical certification (commercial and residential) is required.
  • Universal certification to be obtained within one year of hire.
  • Licensed pool operator if community maintains a pool.
  • Valid driver’s license and current automobile insurance.
  • Minimum of two years supervisory experience preferred.
  • Excellent customer service skills are expected.
  • Strong interpersonal skills and ability to communicate instructions accurately.

Responsibilities

  • Maintain painting and cleaning of the property (internal and external).
  • Perform maintenance work including mechanical tasks, code work, fire alarm checks, and capital projects in-house.
  • Schedule capital improvement projects and apartment work.
  • Set project scope, obtain bids, and supervise contractors when improvements involve outside contractors.
  • Repair all appliances and obtain prices/quotes when necessary.
  • Maintain boiler machinery and complete monthly inspection reports.
  • Snow removal where applicable.
  • Order pool supplies and maintain pool area where applicable.
  • Maintain good tenant relations and inform the GM of issues.
  • Manage night and weekend maintenance staff, including bus drivers where applicable.
  • Ensure maintenance staff completes work orders in a timely, professional, courteous manner.
  • Hire and terminate maintenance staff in cooperation with the GM.
  • Ensure payroll is submitted accurately and promptly for maintenance staff.
  • Work with the GM on scheduling and budgeting.

  • Repair all appliances (refrigerators, stoves, dishwashers, etc.) and obtain prices and quotes for appliances when necessary.
  • Repair and ensure all boiler machinery is kept in good working condition, including completion of monthly inspection reports.
  • Snow removal where applicable.
  • Order pool supplies and ensure they are maintained properly where applicable.
  • Maintain good tenant relations and inform the General Manager of any potential or existing problems.
  • Manage the night and weekend maintenance staff, including bus drivers where applicable.
  • Ensure maintenance staff completes all work orders in a timely, professional, and courteous manner.
  • Hire and terminate maintenance staff in cooperation with the General Manager (includes cleaners, painters, grounds people, courtesy officers, etc.).
  • Ensure payroll is submitted accurately and promptly for the maintenance staff.
  • Work with the General Manager on a daily basis for scheduling and budgeting.
Qualifications
