Job summary

WMFHA is seeking a Maintenance Supervisor to lead the Residential Property Operations team in Jersey City. You will oversee daily maintenance, complete work orders, apartment turns, and safety compliance to protect asset value and resident satisfaction.

You will manage on-site staff and vendors, schedule preventive maintenance, monitor budgets, and ensure building systems (HVAC, plumbing, electrical) operate reliably.

Qualifications

• Minimum 5 years of property maintenance experience, including at least 2 years in a supervisory role.
• HVAC certification, EPA and other relevant licenses preferred.
• Experience managing vendors and budgeting for maintenance programs.

Responsibilities

• Assign, track, and ensure timely completion of all work orders within established service level targets.
• Schedule and oversee extermination services, ensuring timely resolution of pest-related issues.
• Implement preventive maintenance measures and maintain detailed service records.
• Plan, schedule, and execute unit turns to meet or exceed target completion times and budget.
• Source, schedule, and manage third-party contractors and service providers.
• Monitor vendor performance for timeliness, quality, and adherence to contractual agreements.
• Prepare and process purchase orders, ensuring accuracy of coding and approval compliance.
• Maintain adequate inventory levels while minimizing excess stock and waste.
• Oversee the operation and maintenance of building systems, including HVAC, plumbing, electrical, and life safety equipment.
• Maintain high property standards for cleanliness, repairs, and aesthetic appeal.
• Ensure compliance with building codes, safety regulations, and company standards.
• Lead, train, and evaluate on-site maintenance staff with coaching and progressive discipline as needed.

My client is seeking a Maintenance Supervisor to join their Residential Property Operations Team. The Maintenance Supervisor is responsible for overseeing all day-to-day maintenance operations of the property, ensuring that service requests, apartment turns, capital projects, and preventive maintenance tasks are completed on time, within budget, and to company quality standards. This position leads the on-site maintenance team, manages vendors, and ensures compliance with safety regulations, building codes, and company policies. The Maintenance Supervisor plays a critical role in maintaining resident satisfaction, protecting asset value, and delivering operational efficiency.
