Job summary

Draper and Kramer, a family-owned firm with over 130 years of experience in property and financial services, seeks a Maintenance Supervisor for our Golden, CO location. You will oversee building systems, maintenance staff, and safety programs, while being on call 24/7 for emergencies.

You’ll coordinate with vendors, residents and staff, manage preventive maintenance, budgeting and records, and ensure facilities operate smoothly. HVAC, boiler care, and pool certification are key targets.

Qualifications

• 5+ years managing multi-family facilities
• HVAC certification preferred
• Certified Pool Operator within 30 days of employment
• Proficiency in basic computer use
• Excellent interpersonal and communication skills
• Must be a self-starter capable of multi-tasking
• Able to work holidays, weekends and nights as needed

Responsibilities

• Oversee HVAC, boiler maintenance and related systems
• Respond to emergencies promptly per procedures
• Coordinate with staff, vendors, contractors and residents to maintain safety, cleanliness and upkeep; maintain detailed records of maintenance
• Schedule, oversee and inspect contractor work to ensure scope compliance
• Budget for supplies, equipment and payroll costs
• Schedule and manage maintenance/janitorial staff

TheMaintenance Supervisor will report directly to the Property Manager. While specific responsibilities will vary based on location, the Maintenance Supervisor will be responsible for the physical asset management of the property and is on call 24/7 for maintenance emergencies. The ability to manage a staff, multi-task, and be adaptive to changing responsibilities while keeping a positive attitude are crucial. Strong communication and organizational skills are also key. This position is located in Golden, Colorado.

Schedule

Responsibilities

• Ensure effective administration of building systems including HVAC, boiler maintenance and more
• Respond promptly and effectively to emergencies according to documented procedures
• Work in coordination with staff, vendors, contractors and residents to promote and sustain the safety, cleanliness and upkeep of the building including daily property walks, work orders and preventative maintenance Keep detailed records of facilities maintenance for mechanical systems, pool and elevators
• Schedule, oversee and inspect all contractor work to ensure work is being completed according to project scope
• Budgeting for supplies, equipment, and payroll costs
• Schedule and manage a maintenance/janitorial staff

Qualifications

• At least 5-years experience in managing multi-family facilities
• HVAC Certification preferred and ability to retain
• Certified Pool Operator must obtain within 30-days of employment
• Proficiency in basic computer operation
• Excellent interpersonal and communication skills
• Must be a self-starter and able to multi-task
• Ability to work in a fast-paced work environment which may require working holidays, weekends and nights based on needs at site location and in cases of emergency
• Strong time management, organizational and problem-solving skills
• Ability to assess, evaluate and recommend maintenance/replacement schedule for all building systems

Compensation

• Hourly Rate Range for this position: $25.00 - $35.00
• 5% annual bonus program
