As a Maintenance Supervisor, you will oversee all aspects of maintenance operations, ensuring safety, functionality, and visual appeal of our properties. Your leadership will be crucial in providing residents with an exceptional living experience. Responsibilities include:

1. Lead and mentor the maintenance team, providing guidance and direction in daily tasks and projects.
2. Schedule and coordinate maintenance activities, ensuring efficient use of resources.
3. Foster a culture of excellence, safety, and teamwork among staff.
4. Perform and oversee advanced maintenance and repairs, including HVAC, plumbing, carpentry, electrical, and appliance repairs.
5. Conduct regular property inspections to identify needs and implement preventative maintenance programs.
6. Assist in budget preparation and cost control to optimize operations.
7. Respond to emergency maintenance requests, troubleshoot issues, and ensure resident safety and satisfaction.
8. Ensure all work complies with building codes and safety regulations.

This position will also support Avalon Piscataway and Avalon Somerville Station as needed.

You Have:

• 4+ years of experience in custodial/maintenance work, including HVAC, plumbing, electrical, and general repairs.
• A valid driver’s license.
• HVAC (CFC certifications required or willingness to learn).
• Ability to accommodate an on-call schedule in rotation.
• Strong communication skills for interacting with associates and residents.
• Ability to understand policies including Key Control, Apartment Turnover, and Emergency procedures.
• Knowledge of cleaning supplies, chemicals, SDS, and proper handling of chemicals.
• Understanding of PPE and safety protocols.
• Basic knowledge of emergency systems and shutoffs.
