Salary Range: $30.00 To $32.00 Hourly
The Maintenance Supervisor plays a critical role in managing the daily operations of the maintenance team. This position ensures that all building systems and grounds are functioning properly, preventive maintenance tasks are completed, and service requests are handled promptly and professionally.
Supervise and coordinate daily work of maintenance technicians, porters, and contractors.
Respond to resident maintenance requests and ensure timely resolution.
Perform hands-on maintenance tasks, including plumbing, electrical, carpentry, HVAC, and appliance repair.
Conduct regular inspections of units, common areas, building systems, and grounds.
Prioritize and assign work orders while ensuring quality control and timely completion.
Schedule and oversee preventative maintenance and seasonal property upkeep.
Manage inventory of tools, equipment, and maintenance supplies.
Ensure all safety protocols, building codes, and fair housing regulations are followed.
Assist with make-ready turns, unit inspections, and capital improvement projects.
Train, develop, and evaluate maintenance staff performance.
High school diploma or GED required; technical certifications (e.g., HVAC, EPA) strongly preferred.
Minimum 3 years of property maintenance experience, with 1+ years in a supervisory role.
Strong working knowledge of plumbing, electrical, HVAC, painting, carpentry, and general repairs.
Ability to read and interpret blueprints and technical documents.
Experience with property management software or CMMS systems preferred.
Excellent time management and communication skills.
Ability to work on-call and respond to emergencies as needed.
Valid driver’s license and reliable transportation required.
Ability to lift up to 50 lbs, climb ladders, and work in tight or elevated spaces.
Must be able to work in various weather conditions (hot, cold, rain, etc.).
May involve rotating on-call responsibilities and occasional weekend or evening work.
