Summary
This position is primarily responsible for assisting the Property Manager and/or the Maintenance Supervisor/III in maintaining the physical integrity of the community at all times. This involves ensuring a safe and secure living environment for residents, visitors and staff. This position is also responsible for anticipating, identifying and correcting any and all problems involving the property and preventing such problems by performing the following duties.
Essentials – Duties & Responsibilities
- Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.
- Document resolutions to all work orders.
- Perform maintenance and repair tasks; ensure all make‑ready repairs and services are completed correctly and on schedule.
- Assist in troubleshooting maintenance problems and recommend corrections.
- Assist in collection of bids and procurement of outside services and/or vendors for contract or repair work.
- Remain available to perform work orders and routine, preventative and deferred maintenance tasks.
- Provide information for work order status reports, documentation of capital improvements and major repairs.
- Assist in keeping grounds neat and free of litter; rake, sweep, shovel as circumstances warrant.
- Immediately notify management of any unsafe conditions; e.g., broken gates to the pool, broken steps, open holes, broken/burned out exterior lights.
- Maintain accurate records regarding preventive maintenance, work orders, expenditures, apartment make‑ready status and work‑in‑progress.
- Assist in scheduling and performing minor and routine maintenance on all appropriate equipment regularly.
- Inspect and maintain all tools in excellent condition and inform management of spare parts and maintenance material inventory.
- Look out for safety hazards, including LBP, asbestos, radon, hazardous spills and workplace safety; notify management immediately if hazards exist.
- Maintain a "safety first" attitude.
- Ensure all safety equipment is used consistently and appropriately.
- Perform work area clean‑up and safety‑related duties.
Attendance
Must be punctual and timely in meeting all performance requirements, including attendance standards and work deadlines; begin and end assignments on time; and take scheduled work breaks, where applicable.

Qualifications

Education and/or Experience
- High school diploma or general education degree (GED); or one to three years related experience and/or training; or equivalent combination of education and experience.
Language Skills
- Read and comprehend simple instructions, short correspondence, and memos.
- Write simple correspondence.
- Effectively present information in one‑on‑one and small group situations to customers, clients, and other employees.
Computer Skills
- No computer skills needed.
Certificates, Licenses, Registrations
- Some trade school certificates in HVAC, electrical and plumbing.
- Must have a valid state driver’s license and automobile insurance coverage.

- Utilize personal transportation to pick up replacement parts and supplies from vendors.
- On‑call status may require expedient travel to the assigned property at short notice.
- Available for on‑call services on a rotating basis, weekends and/or emergencies as circumstances warrant.
- Know and skillfully use following tools:
- Hand tools: various wrenches, hammer, grips, saws, sledgehammer, snips, post‑hole diggers, etc.
- Power tools: wrenches, grinders, sanders, drills, saws, etc.
- User‑moved aids: wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders.
- Mechanical equipment: motors, pumps, compressors, blowers, electric and hand power augers, etc.
- Measuring devices: calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, etc.
- Adapt with minimal or no advance notice to business changes without diminishing performance.
- Obey safety and security procedures; report unsafe conditions to management within the shift, before clocking out.
Physical Demands
- Stand, walk, use hands to finger, handle or feel, reach with arms; climb or balance; stoop, kneel, crouch or crawl.
- Occasionally sit.
- Regularly lift or move up to 25 lbs; frequently up to 50 lbs; occasionally up to 100 lbs.
