Job summary

SHM LLC is seeking a Maintenance Supervisor for our Ilion, NY property. You will oversee daily maintenance operations, supervise technicians, and coordinate with contractors to keep building systems, grounds, and common areas in top condition.

The ideal candidate has at least 3 years of property maintenance experience, 1+ year in supervision, and a strong knowledge of plumbing, electrical, HVAC, carpentry, and general repairs. A valid driver’s license is required.

Qualifications

• High school diploma or GED; HVAC/EPA certifications preferred.
• Minimum 3 years of property maintenance experience, with 1+ year in a supervisory role.
• Strong knowledge of plumbing, electrical, HVAC, painting, carpentry, and general repairs.
• Ability to read blueprints and technical documents.
• Experience with property management software or CMMS is a plus.
• Valid driver’s license and reliable transportation.

Responsibilities

• Supervise daily work of maintenance technicians, porters, and contractors.
• Respond to resident maintenance requests and ensure timely resolution.
• Perform hands-on maintenance tasks (plumbing, electrical, HVAC, carpentry, and appliance repair).
• Conduct regular inspections of units, common areas, building systems, and grounds.
• Prioritize and assign work orders with quality control and timely completion.
• Schedule and oversee preventative maintenance and seasonal property upkeep.
• Manage inventory of tools, equipment, and maintenance supplies.
• Ensure safety protocols, building codes, and fair housing regulations are followed.
• Assist with make-ready turns, unit inspections, and capital improvement projects.
• Train, develop, and evaluate maintenance staff performance.

Position Overview:

The Maintenance Supervisor plays a critical role in managing the daily operations of the maintenance team. This position ensures that all building systems and grounds are functioning properly, preventive maintenance tasks are completed, and service requests are handled promptly and professionally.

Key Responsibilities:
