Join The NRP Group as a Maintenance Supervisor at our new lease-up community - Diamond Flats!

Under the direction of the Community Manager, the Maintenance Supervisor is responsible for all physical aspects of the community, including maintenance and repairs, ensuring curb appeal, responding to customer service requests, and adhering to safety policies.

Essential Functions
  1. Oversee all maintenance aspects of the community, schedule and perform preventative maintenance, inspections, and janitorial services.
  2. Maintain accurate records for reporting and record-keeping.
  3. Conduct daily property walks to uphold curb appeal and monitor safety issues.
  4. Coordinate apartment turnovers, including resident move-outs and renovations.
  5. Manage expenses, monitor operating costs, and recommend cost-saving strategies.
  6. Manage inventory and procurement of maintenance materials.
  7. Communicate with the Community Manager regarding capital improvements and maintenance needs for budgeting.
  8. Coordinate contracted services, solicit bids, assess work, and track invoices.
  9. Complete service requests and apartment turnovers per policy.
  10. Supervise use of property equipment and tools.
  11. Report safety or liability concerns and conduct safety meetings.
Customer Service & Other Duties
  1. Respond promptly to resident and team requests, ensuring excellent customer service.
  2. Participate in after-hours emergency coverage.
  3. Assist at other properties as needed.
  4. Support hiring, training, coaching, and mentoring team members.
  5. Conduct performance reviews and recommend salary adjustments, promotions, or terminations.
