Willow Bridge is currently hiring for an experienced Maintenance Supervisor to oversee maintenance operations for a multi-family residential community. Responsibilities
- Plan, schedule, and supervise maintenance staff in daily activities including maintenance, repairs, service requests, turnovers, grounds, and common areas.
- Hire, train, and develop maintenance staff, ensuring adherence to company policies, procedures, and safety standards.
- Conduct regular safety inspections, correct unsafe practices, and train staff in safe handling of chemicals, supplies, and equipment.
- Participate in departmental or regional meetings and community events; lead safety and staff meetings.
- Coordinate with vendors and contractors for installation, maintenance, and repair work.
- Maintain departmental budget; ensure projects and schedules stay within financial guidelines.
- Prepare specifications for major projects, negotiate bids, and inspect vendor work for quality and compliance.
- Order maintenance supplies efficiently and cost-effectively; manage inventory.
- Ensure service requests are assigned and completed promptly.
- Complete make-readies and maintenance projects accurately and timely per WBPC standards.
- Update and close service requests using Yardi Mobile.
- Troubleshoot and train staff on trades such as electrical, plumbing, HVAC, and others for assessment and repair.
- Conduct safety inspections, correct unsafe practices, and train staff on safety protocols.
- Adhere to all safety policies and OSHA regulations, ensuring a safe environment.
Qualifications
- Minimum 5 years’ maintenance experience; property management experience preferred.
- Proven leadership and supervisory skills for large teams.
- Strong knowledge in electrical, carpentry, plumbing, HVAC, painting, and appliance repair.
- HVAC and EPA certifications preferred.
- Effective communication skills with management, vendors, and residents.
- Proficiency with small tools, electrical work, and basic repairs.
- Basic computer skills (mobile devices, PC).
- Valid license may be required.
- Availability for on-call, emergency, and off-hours work.
- Ability to lift up to 50 lbs.
