Job description

SUMMARY

The Maintenance Supervisor is responsible for ensuring the property’s appearance and proper physical operation. They perform maintenance, supervisory, and administrative tasks, actively participating in maintenance and repair activities as a 'working supervisor.'

This is a full-time, hourly position with benefits and paid time off.

ESSENTIAL DUTIES AND RESPONSIBILITIES

The duties may include, but are not limited to:

1. Handling all maintenance aspects for the community as directed by the Property Manager.
2. Supervising staff, providing training, motivation, and performance feedback.
3. Monitoring and directing scheduling for maintenance staff and vendors, ensuring adherence to policies.
4. Tracking inventory for repairs and maintenance.
5. Managing the turnover process.
6. Troubleshooting and repairing mechanical systems, addressing service requests, and reporting safety hazards.
7. Assisting in planning and executing preventative maintenance for mechanical, electrical, HVAC, plumbing, and fire/life safety systems.
8. Enforcing safety policies and ensuring staff use proper PPE.
9. Managing within the property’s budgetary guidelines.
10. Performing other duties and projects as assigned.
11. Supervising Maintenance Technicians and their responsibilities (refer to Maintenance Technician job description).

EDUCATION AND EXPERIENCE

Successful performance requires:

• High school diploma or equivalent.
• Minimum 4 years of industry experience.
• Ability to supervise staff directly.
• Proficiency in all areas of apartment maintenance, including plumbing, electrical, painting, drywall, flooring, carpentry, locks, appliances, pools & spas, roofs, and life safety equipment.

LICENSES OR CERTIFICATIONS

• HVAC Certification
• EPA Certification

SKILLS, KNOWLEDGE, AND ABILITIES

• Ability to read and interpret business and technical documents, and to present information effectively.
• Strong analytical skills, including calculating figures and applying basic algebra and geometry.
• Problem-solving skills with the ability to interpret technical instructions and handle multiple variables.

PHYSICAL REQUIREMENTS

Tasks involve heavy physical effort, including climbing, lifting up to 100 pounds, and working in adverse environmental conditions.
