Willow Bridge is currently hiring an experienced Maintenance Supervisor to oversee maintenance operations for a multi-family residential community. Responsibilities

  1. Plan, schedule, and supervise maintenance staff in daily activities including maintenance, repairs, service requests, turnovers, and groundskeeping.
  2. Hire, train, and develop maintenance staff; ensure compliance with company policies, procedures, and safety standards.
  3. Conduct safety inspections, correct unsafe practices, and train staff in safety procedures and chemical handling.
  4. Participate in department and regional meetings, lead safety and staff meetings, and engage in community events.
  5. Coordinate with vendors and contractors for installations, maintenance, and repairs.
  6. Manage departmental budget, ensuring projects and schedules stay within financial guidelines.
  7. Prepare project specifications, negotiate bids, and oversee vendor work quality and compliance.
  8. Order maintenance supplies efficiently and maintain inventory levels.
  9. Ensure timely completion of service requests, make-readies, and other projects according to quality standards.
  10. Update and track service requests using Yardi Mobile until completion.
  11. Train staff on troubleshooting various trades (e.g., electrical, plumbing, HVAC, fire alarms) for repair assessments.
  12. Regularly inspect the property for safety, correct issues, and ensure staff safety training.
  13. Adhere to all safety policies, OSHA regulations, and applicable laws regarding health and safety.

Qualifications

  1. Minimum of 5 years’ maintenance experience; property management experience preferred.
  2. Proven leadership skills in supervising large teams.
  3. Strong knowledge in electrical, carpentry, plumbing, HVAC, painting, and appliance repair.
  4. HVAC and EPA certifications preferred.
  5. Effective communication skills with management, vendors, and residents.
  6. Proficiency with small tools, electrical work, and basic repairs.
  7. Basic computer skills; ability to operate mobile devices and PCs.
  8. A valid license may be required.
  9. Availability for on-call, emergency work, and off-hours as needed.
  10. Ability to lift up to 50 lbs.
