What You’ll Do:

As a Maintenance Supervisor, you’ll oversee the facilities at your assigned property to ensure that exceptional service is delivered to all residents through quality maintenance practices. You’ll serve as a leader, working alongside the Property Manager to champion the Coastal culture and ensure maintenance associates have the tools, resources, and guidance to succeed. You will spend approximately 75% of your time in the field performing maintenance tasks. This is a full-time position reporting to the Property Manager. The role offers a competitive wage, quarterly bonus, renewal commissions, and on-call pay.

Your Responsibilities:

• Lead and train the maintenance team to achieve daily tasks and larger goals.
• Prioritize, assign, and ensure quality control of work orders.
• Supervise and perform high-level work orders in HVAC, electrical, plumbing, carpentry, and other areas.
• Obtain vendor proposals, negotiate pricing, and oversee vendor work.
• Manage unit turnovers and make-readies for new residents.
• Implement preventative maintenance to maintain property curb appeal and integrity.
• Assist in managing the maintenance budget and inventory control.
• Coordinate construction and rehabilitation projects, including planning and vendor engagement.
• Maintain organization and cleanliness of work areas.
• Participate in on-call emergency duties.
• Perform other duties as assigned.

Required Qualifications:

• High school diploma or equivalent; bachelor’s degree preferred.
• At least 2 years’ experience in multi-family or student housing maintenance.
• Supervisory experience preferred.
• EPA Certification (Type I and II).
• CPO certification or ability to obtain within 6 months if property has a pool.
• Ability to walk, stoop, kneel, crouch, crawl, lift/move loads up to 50 lbs, and use a ladder.
• Must reside within 30 miles of the property with reliable transportation.
