Job Title: Maintenance Supervisor

General Summary

Under the supervision of the Community Manager, the Maintenance Supervisor oversees all maintenance and repair activities at the apartment community.

Essential Duties and Responsibilities

1. Manage staff and oversee workload duties.
2. Ensure timely completion of work orders and make-ready tasks.
3. Coordinate with the Community Manager on projects and work orders.
4. Perform minor electrical repairs (fixtures, bulbs, ballasts, sockets, fuses, etc.) using appropriate tools.
5. Conduct minor plumbing repairs (leaks, drain unclogging, line additions).
6. Perform minor painting, carpentry, and masonry work.
7. Maintain, repair, and replace HVAC systems, with proper certification.
8. Diagnose issues, replace/repair parts, and test systems.
9. Schedule and execute preventative maintenance.
10. Read and interpret equipment manuals for maintenance procedures.
11. Respond to emergency situations during and after hours.
12. Work flexible hours as needed.
13. Maintain safety standards and clean work areas.
14. Perform other tasks as assigned.
