Job summary

AMLI Residential seeks a Maintenance Supervisor for AMLI Buckhead, a luxury mid-rise community near Phipps Plaza in Buckhead. Lead daily maintenance operations, supervise the team, and oversee service requests and preventative programs to ensure premier upkeep.

You will troubleshoot HVAC, plumbing, electrical issues, and coordinate vendor relationships while enforcing safety standards and budgeting with the Community Manager.Weekend availability requested.

Qualifications

• 3 to 5 years of apartment maintenance experience.
• Previous supervisory or lead maintenance experience preferred.
• EPA Certification (Type I & II or Universal) required.
• Strong knowledge of HVAC, plumbing, electrical, appliance repair, and general maintenance.
• Proven leadership, organizational, and problem-solving skills.
• Ability to prioritize multiple tasks in a fast-paced environment.
• Commitment to delivering exceptional resident service.
• Ability to work weekends and participate in an on-call rotation.

Responsibilities

• Lead and coordinate all daily maintenance operations for the community.
• Supervise, train, and develop maintenance team members while fostering a culture of teamwork, accountability, and customer service.
• Oversee service requests, apartment turns, preventative maintenance programs, and vendor relationships.
• Troubleshoot and manage repairs involving HVAC, plumbing, electrical, appliances, carpentry, drywall, and building systems.
• Ensure common areas, amenities, grounds, and building exteriors consistently meet AMLI's high standards.
• Conduct regular property inspections and proactively identify maintenance needs.
• Manage inventory, supplies, equipment, and maintenance-related expenses.
• Partner with the Community Manager on budgeting, capital projects, and long-term maintenance planning.
• Enforce OSHA regulations, safety standards, and AMLI policies.
• Participate in the on-call rotation and respond to emergency maintenance situations as needed.
