Job summary

AMLI Residential seeks a Maintenance Supervisor to lead maintenance operations at AMLI Buckhead, a luxury mid-rise community near Phipps Plaza in Buckhead, Atlanta. This hands-on leadership role focuses on developing teams and delivering exceptional resident service.

You will supervise maintenance staff, coordinate service requests, preventative maintenance, vendor relationships, and safety standards while supporting budgeting and long-term planning with the Community Manager.

Qualifications

• 3 to 5 years of apartment maintenance experience.
• Previous supervisory or lead maintenance experience preferred.
• EPA Certification (Type I & II or Universal) required.
• Strong knowledge of HVAC, plumbing, electrical, appliance repair.
• Proven leadership, organizational, and problem-solving skills.
• Ability to prioritize multiple tasks in a fast-paced environment.
• Commitment to delivering exceptional resident service.
• Ability to work weekends and participate in an on-call rotation.

Responsibilities

• Lead and coordinate all daily maintenance operations for the community.
• Supervise, train, and develop maintenance team members while fostering teamwork, accountability, and customer service.
• Oversee service requests, apartment turns, preventative maintenance programs, and vendor relationships.
• Troubleshoot and manage repairs involving HVAC, plumbing, electrical, appliances, carpentry, drywall, and building systems.
• Ensure common areas, amenities, grounds, and building exteriors meet AMLI's standards.
• Conduct regular property inspections and identify maintenance needs.
• Manage inventory, supplies, equipment, and maintenance-related expenses.
• Partner with the Community Manager on budgeting, capital projects, and long-term maintenance planning.
• Enforce OSHA regulations, safety standards, and AMLI policies.
• Participate in on-call rotation and respond to emergency maintenance situations.
