Maintenance Site Supervisor, Loring House - Portland, ME

$1,000 SIGN ON BONUS FOR NEW HIRES

General Statement of Duties:

Responsible for the property’s maintenance and facilities operations to enhance community value. Maintains equipment and machinery, develops, and adheres to maintenance budgets and expenditures.

Supervision:

Received: Reports to Property Manager.

Exercised: None

FLSA Status:

Non-exempt

Essential Functions:
  • Performs maintenance tasks including minor repairs (not requiring a license) in electrical, plumbing, appliances, flooring, carpentry, painting, and heating/air issues.
  • Maintains and updates the work order system via computer and tablet.
  • Completes minor repairs in vacant units for market readiness.
  • Performs carpentry duties such as wallboard, countertop, window, door, and tile repairs; assists with vinyl flooring and wall base installation.
  • Tracks service orders and schedules emergency and after-hours maintenance shifts.
  • Monitors inventory, purchases supplies, and manages maintenance budgets and expenditures.
  • Conducts property and apartment inspections, assists with Capital Needs Assessments, and oversees preventive maintenance schedules.
  • Oversees trash, snow removal, contractor COIs, service agreements, and capital projects.
  • Maintains safety, security, and confidentiality standards, and fosters positive resident relationships.
  • Supports office staff and assists other properties as needed.
  • Coordinates exterior repairs, unit and common area painting, and equipment deliveries.
Minimum Qualifications:
Education & Experience:

Combination of education, training, and experience demonstrating ability in property maintenance and supervision. Certified Apartment Maintenance Technician preferred.

Skills:

Proficient in hand and power tools, computer skills, supervisory abilities, and knowledge of plumbing, electrical, carpentry, and heating standards. Professional demeanor and strong interpersonal skills required.

Physical Requirements:

Reside within 30 minutes of the property (unless authorized), able to lift 50 lbs, climb ladders, work on heights, stand/walk long periods, and perform physical tasks such as shoveling snow.

Additional Details:

Sign-on bonus: $500 payable with first paycheck, $500 after 90 days.
