Job Description

We are seeking an experienced, Service Supervisor to join our team in King of Prussia, PA. Canvas Valley Forge is a luxury community for active adults ages 55+ where designing and fostering an exceptional lifestyle experience is at the center of everything we do. The Service Supervisor is responsible for maintaining the physical condition of the 250-unit property in a safe, efficient, and high-quality manner. This position will direct and assist in all phases of maintenance operations and oversee the site’s assistant maintenance technicians and/or porters.

The Service Supervisor reports directly to the Property Manager and maintains working relationships with staff, vendors, contractors, construction personnel, and current and prospective residents.

Responsibilities
  • Assess and prioritize all onsite work, including maintaining inventory of equipment, tools, and materials; establish and complete daily work schedules; and ensure quality of work.
  • Notify the Property Manager of all problems and potential issues; maintain knowledge of utility sources and supply lines.
  • Assist with scheduling and status updates for units under renovation.
  • Recommend improvements to the property and physical assets; research and select vendors based on quality and price.
  • Establish and maintain preventative maintenance programs; consult with the Property Manager to stay within budget guidelines.
  • Conduct regular inspections of the property; handle emergency situations and communicate incidents to the Property Manager.
  • Hold regular meetings with staff to review safety, organization, training, and policies.
  • Perform snow removal and maintain related equipment.
  • Manage after-hours coverage for the property.
  • Perform maintenance tasks, including painting, cleaning, and repairs, for units under renovation and general property upkeep.
  • Provide direction and oversight to maintenance staff, technicians, and porters.
Qualifications
  • High School diploma or equivalent
  • Minimum five (5) years of full-time maintenance experience
  • Experience managing maintenance technicians
  • HVAC certification
  • Willingness to perform all assigned tasks safely and diligently
  • Strong teamwork skills
  • Excellent communication and customer service skills
  • Problem-solving skills, especially in emergencies
  • Working knowledge of electrical, plumbing, HVAC, carpentry, and heating systems
Scope & Compensation
  • Minimum forty hours per week, with additional hours as needed. Schedule consistent with operational hours.
  • Participation in an on-call schedule to respond to emergencies after hours and on weekends.
