Job summary

R+L Carriers is seeking a Maintenance Lead Technician to oversee on-site upkeep at our Ocean Isle Beach resort in North Carolina. You will perform hands-on maintenance while leading a small team, coordinating daily work, and ensuring tasks meet resort standards.

This full-time role requires initiative, reliability, and the ability to train staff. You’ll handle painting, carpentry, plumbing, electrical work, and preventive maintenance, respond to after-hours calls, and help maintain guest safety

Qualifications

• Previous maintenance experience in resort, hotel, or multi-property environment.
• Ability to lead, guide, or support maintenance staff.
• General knowledge of building systems and preventive maintenance practices.

Responsibilities

• Inspect the property and identify units needing maintenance and report to management.
• Serve as a working lead, prioritize service requests, and establish daily schedules.
• Follow up to ensure repairs meet resort standards and are completed efficiently.
• Perform light maintenance: painting, carpentry, plumbing, electrical, preventive maintenance.
• Assist training of maintenance staff on repair methods and safety.
• Maintain pool chemicals, filters, pumps, and plumbing.
• Support seasonal duties such as moving beach chairs and umbrellas.
• Be available for after-hours or emergency maintenance as directed.
• Promote a safe, clean, well-maintained environment for guests and staff.

Maintenance Lead Technician — Starting $23 per hour

Full-Time

The Maintenance Lead is responsible for maintaining the buildings and common areas in the best possible condition for the property while serving as a working lead for the maintenance team. This role performs hands‑on maintenance work and assists management by coordinating daily work activities, prioritizing service requests, and ensuring all work meets resort standards.

Major Job Duties / Responsibilities

• Inspect the property to identify units, systems, or areas requiring maintenance or repair and report work needed to Management.
• Serve as a working lead, assisting with prioritizing service requests and helping to establish daily work schedules to ensure timely completion of maintenance tasks.
• Follow up on assigned work to ensure repairs and maintenance are completed efficiently, thoroughly, and in accordance with resort standards.
• Perform a variety of light maintenance duties including Painting, Carpentry, Plumbing, Electrical work, Preventive maintenance
• Assist with training and guiding maintenance staff on proper repair methods, safety practices, and quality expectations.
• Maintain pool chemicals, filters, pumps, and plumbing according to established guidelines.
• Assist with seasonal duties, including moving beach chairs and umbrellas to and from the beach when needed.
• Be available to respond to after‑hours or emergency maintenance issues as directed by Management.
• Promote a safe, clean, and well‑maintained environment for guests, residents, and staff.

Physical Requirements

• Ability to move throughout the property in all types of weather conditions.
• Requires significant physical activity including walking, climbing stairs, bending, stooping, squatting, kneeling, crawling, reaching above shoulder height, grasping, gripping, turning, and lifting.
• Must be able to frequently lift up to 50 pounds.

Preferred Qualifications

• Previous maintenance experience in a resort, hotel, or multi‑property environment.
• Demonstrated ability to lead, guide, or support other maintenance staff.
• General knowledge of building systems, equipment, and preventive maintenance practices.
• Strong work ethic, reliability, and ability to work independently or as part of a team.
