Job summary

LyvWell Apartments in San Diego, CA, is seeking a knowledgeable Maintenance Supervisor to lead our mechanical, groundskeeping, custodial, and housekeeping teams at mixed-use residential properties. You will manage day-to-day operations, coordinate with vendors, ensure preventive maintenance, and keep projects within budget, while upholding safety and quality standards.

• 5-7 years in maintenance function for office/building or multi-unit residential properties.
• Proficiency in Onesite and Microsoft Office; knowledge of fair housing laws.
• Clear communication in English; multilingual skills are a plus.

Responsibilities

• Supervises the maintenance, groundskeeping, interior/exterior maintenance, custodial, housekeeping and food court employees; hires, trains, schedules, disciplines, and conducts performance appraisals.
• Oversees day-to-day maintenance to ensure prompt repair and service within budget constraints.
• Troubleshoots complex maintenance problems and develops creative solutions.
• Interfaces with contractors and vendors; writes specs and secures bids; evaluates new products and procedures.
• Interacts with tenants regarding maintenance and housekeeping needs.
• Establishes repair and preventive maintenance schedules and ensures adherence.
• Prepares and supports the annual maintenance budget and ensures operation within budget.

Job Description

Position Summary

Supervises and leads a team to manage the mechanical maintenance, grounds keeping, interior and exterior maintenance, custodial, housekeeping and food court activities at mixed use and/or multifamily residential property(s).

Essential Job Functions

• Supervises the mechanical maintenance grounds keeping, interior and exterior maintenance, custodial, housekeeping and/or food court employees. Hires, trains, schedules, disciplines employees. Oversees and reviews their work. Performs performance appraisals and recommends pay changes. (20%)
• Oversees the day-to-day mechanical maintenance, grounds keeping, interior and exterior maintenance, custodial, housekeeping and food court functions to ensure the prompt and efficient maintenance, repair and servicing of equipment and facilities within budget constraints. (20%)
• Troubleshoots complex maintenance problems and develops creative solutions. Performs complex maintenance duties as necessary. (10%)
• Interfaces with contractors and vendors. Creates written specifications and secures bids for services in accordance with established bid process. Researches and evaluates new housekeeping and maintenance products and procedures. Solicits bids, negotiates with vendors for goods and services. Holds vendors accountable for quality of work, billing accuracy and adherence to property policies and procedures for all projects. (10%)
• Interfaces with tenants and/or residents regarding their maintenance and housekeeping needs. (20%)
• Establishes schedules for repairs and preventive maintenance and ensure they are adhered to. (5%)
• Prepares and makes recommendations for the annual maintenance budget. Implements approved budget on a day-to-day basis and is accountable for operating the property within the budget guidelines. (10%)
• All other duties as assigned.

Education

This position requires a(n) High school diploma / GED in general studies.

Additional Degree(s) That Are Preferred For This Position Include

Undergraduate (Bachelor) Degree in Engineering or related discipline

Work Experience

Below is the required/preferred work experience for this position:

• 5 - 7 Years of experience in office building, shopping center, or multi-unit residential maintenance function required
• Required skills: Onesite, Microsoft Office, fair housing laws, leadership/supervisory skills, prioritization in a fast-moving environment
• Preferred skills: landlord/tenant knowledge
• Computer and smart phone literacy required. Must be able to communicate clearly and effectively in English, both verbally and in writing, for all work-related responsibilities. Multilingual skills are a plus.

Compensation

Commensurate with Experience

$90,000 - 125,895 annually
