Job summary

LyvWell Apartments LLC is seeking a maintenance leader for a multifamily property in Durham. You will supervise mechanical, grounds, interior/exterior maintenance, custodial and food court activities, ensuring timely repairs within budget.

This role requires 5–7 years in similar maintenance roles, EPA/HVAC certification, and a valid driver’s license. Strong leadership and communication skills are essential in a dynamic, customer-focused environment.

Qualifications

• Requires a high school diploma or GED; engineering or related degree preferred.
• 5–7 years of maintenance experience in office buildings, shopping centers, or multi-unit residential properties.
• EPA/HVAC certification and valid driver’s license required.

Responsibilities

• Supervises and leads a team for mechanical maintenance, grounds keeping, interior/exterior maintenance, custodial, housekeeping and food court activities at property(s).
• Oversees day-to-day maintenance and housekeeping functions within budget constraints.
• Troubleshoots complex maintenance problems and develops creative solutions.
• Interfaces with contractors and vendors; prepares specifications; solicits bids and negotiates with vendors.
• Interfaces with tenants/residents regarding maintenance and housekeeping needs.
• Establishes schedules for repairs and preventive maintenance and ensures adherence.
• Prepares and makes recommendations for the annual maintenance budget and monitors it.
• All other duties as assigned.

Job Description

Position Summary Supervises and leads a team to manage the mechanical maintenance, grounds keeping, interior and exterior maintenance, custodial, housekeeping and food court activities at mixed use and/or multifamily residential property(s).

Essential Job Functions

• 1. Supervises the mechanical maintenance grounds keeping, interior and exterior maintenance, custodial, housekeeping and/or food court employees. Hires, trains, schedules, disciplines employees. Oversees and reviews their work. Performs performance appraisals and recommends pay changes. (20%)
• 2. Oversees the day-to-day mechanical maintenance, grounds keeping, interior and exterior maintenance, custodial, housekeeping and food court functions to ensure the prompt and efficient maintenance, repair and servicing of equipment and facilities within budget constraints. (20%)
• 3. Troubleshoots complex maintenance problems and develops creative solutions. Performs complex maintenance duties as necessary. (10%)
• 4. Interfaces with contractors and vendors. Creates written specifications and secures bids for services in accordance with established bid process. Researches and evaluates new housekeeping and maintenance products and procedures. Solicits bids, negotiates with vendors for goods and services. Holds vendors accountable for quality of work, billing accuracy and adherence to property policies and procedures for all projects. (10%)
• 5. Interfaces with tenants and/or residents regarding their maintenance and housekeeping needs. (20%)
• 6. Establishes schedules for repairs and preventive maintenance and ensure they are adhered to. (5%)
• 7. Prepares and makes recommendations for the annual maintenance budget. Implements approved budget on a day-to-day basis and is accountable for operating the property within the budget guidelines. (10%)
• 8. All other duties as assigned.

Education

This position requires a(n) High school diploma / GED in general studies. Additional degree(s) that are preferred for this position include: Undergraduate (Bachelor) Degree in Engineering or related discipline

Work Experience

Below is the required/preferred work experience for this position: 5 - 7 Years of experience in office building, shopping center, or multi-unit residential maintenance function required

Compensation

Commensurate with Experience $90,000 - 125,895 annually
