Qualifications

• Experience: 3–5+ years in property maintenance with 2+ years in supervision.
• Education: HS diploma required; degree/cert preferred.
• Technical: HVAC, electrical, plumbing, and mechanical systems; Excel/GSuite.
• Core: leadership, financial acumen, time mgmt, verbal/written communication.
• Physical: ability to travel across properties as needed.

Responsibilities

• Lead, mentor, and support a team of maintenance technicians and admin staff to drive operational success.
• Oversee full employee lifecycle: recruit, interview, hire, train, discipline, and terminate in partnership with HR.
• Manage time tracking, timesheets, expenses, time-off, and staff scheduling.
• Direct daily maintenance operations, safety, and quality control across properties.
• Track KPIs, vendor bids, and budget compliance; report on maintenance metrics.
• Coordinate after-hours responses and on-call duties as needed.
