Qualifications

• 5+ years in building maintenance, facilities, or property operations.
• Strong knowledge of electrical, HVAC, plumbing, and mechanical systems.
• Experience with building automation systems (BMS) and preventative maintenance programs preferred.
• Familiarity with cooling towers, pneumatic systems, and general commercial building systems.
• Ability to read and interpret basic technical diagrams and manuals.
• Strong troubleshooting and problem-solving skills.
• Excellent communication and customer service skills.
• Prior supervisory or lead experience preferred.

Responsibilities

• Perform and oversee routine maintenance and repairs across buildings, including doors, windows, walls, and general building systems.
• Diagnose and repair plumbing issues to prevent water damage and ensure proper fixture operation.
• Troubleshoot and repair electrical issues, ensuring compliance with safety protocols including Lockout/Tagout (LOTO).
• Maintain HVAC systems, including filter changes, cooling tower inspections, and monitoring of motors, VFDs, and supply systems.
• Perform general repairs including painting, sealing, and minor construction work.
• Develop and maintain preventative maintenance schedules for all buildings and equipment.
• Identify and address potential safety hazards; coordinate with property management as needed.
• Ensure all equipment and systems are operating safely and efficiently.
• Monitor and manage work orders to ensure timely completion and quality control.
• Assist with and oversee maintenance‑related Tenant Improvement (TI) projects.
• Coordinate with vendors and contractors as needed.
• Manage procurement of parts, materials, and supplies for maintenance activities.
• Track and manage departmental budget, including labor and materials.
