Job summary

The Palatka Housing Authority is seeking a skilled Maintenance Mechanic to diagnose and repair plumbing, electrical, HVAC, appliance, and carpentry issues in occupied units and common areas. You will respond to emergencies, prioritize safety, and complete make-ready repairs to turnover standards.

You will document work orders in Upkeep, communicate repairs clearly to residents, and maintain safe, clean tools and vehicles while adhering to lead-safe practices in Florida weather.

Qualifications

  • Speak, read, and write English clearly enough to explain repairs to residents, read work orders, manuals, and safety labels, and write clear work order notes.
  • Excellent customer service and the ability to prioritize a full workload and meet deadlines with minimal supervision.
  • Demonstrated ability to use a mobile electronic work order system such as Upkeep.
  • 2+ years of residential or building maintenance experience with working knowledge of plumbing, electrical, HVAC, appliance, and carpentry repair.
  • Ability to read basic blueprints and diagrams.
  • Own basic hand tools.
  • Valid Florida driver's license and insurable driving record.
  • Pass a background check and drug screen.
  • Lift up to 50 lbs, climb ladders, work in attics and crawl spaces, and work outdoors in Florida weather.

Responsibilities

  • Respond to emergencies immediately, including after hours when on call, and make conditions safe the same day.
  • Prioritize work: emergencies and safety first, then inspection deficiencies, vacant-unit repairs, and routine requests.
  • Complete make-ready repairs to PHA's turnover standard, with proper fixes, not temporary ones.
  • Correct inspection deficiencies on time and perform preventive maintenance on HVAC, smoke/CO detectors, water heaters, and building systems.
  • Receive, update, and close every work order the same day in our electronic work order system (Upkeep), with notes and photos.
  • Explain repairs to residents courteously and clearly.
  • Keep tools, equipment, and PHA vehicles safe and clean; follow all safety practices, including lead-safe work.

About the Role

Palatka Housing Authority is hiring a skilled, dependable Maintenance Mechanic who takes pride in the craft. You will diagnose and repair plumbing, electrical, HVAC, appliance, and carpentry problems, respond quickly to emergencies, and complete make-ready repairs so vacant homes are ready for new families fast and done right the first time. Full-time, hourly, with rotating after-hours on-call. Reports to the Maintenance Director.

Emergency response time, make-ready turnaround, first-time fix rate, same-day work order closeout, resident satisfaction, and attendance.

Requirements

  • Knowledge of HUD NSPIRE standards
  • Bilingual English/Spanish
