About the Role
Palatka Housing Authority is hiring a dependable Maintenance Laborer to get vacant homes clean and ready for new families, fast and to standard, and to keep our communities, grounds, and buildings clean, safe, and presentable. Full-time, hourly, with after-hours and emergency duty as assigned. Reports to the Maintenance Director.
What You'll Do
- Clear out vacant units after move-out: remove trash, bulk items, and abandoned property
- Clean units to make-ready standard: kitchens, appliances inside and out, bathrooms, cabinets, floors, walls, windows, blinds, doors, and fixtures
- Complete the cleaning checklist with before-and-after photos, and sign off only when the unit truly meets standard
- Report every defect you find (missing screen doors, broken drawers, torn blinds) as a work order instead of working around it
- Pick up litter and bulk trash; keep dumpster areas, community buildings, offices, and the shop clean and organized
- Replace light bulbs and blinds, touch up paint, and repair and paint fences and gates
- Move appliances and materials safely and assist technicians and contractors
- Receive, update, and close work orders the same day in our electronic work order system (Upkeep)
- Follow chemical safety labels, wear protective equipment, and follow PHA protocol for sharps, biohazards, and pests
- Help with hurricane preparation and storm recovery
What We Measure
Clean-out and make-ready turnaround, units passing inspection the first time, same-day work order closeout, attendance, and professionalism with residents.
Requirements
- Read and speak English well enough to follow written work orders, checklists, and chemical safety labels, and to communicate clearly with residents and staff
- Use a smartphone or tablet app to receive and close work orders (training provided)
- Reliable attendance; able to work outdoors, after hours, and during emergencies when assigned
- Valid Florida driver's license and insurable driving record
- Pass a background check and drug screen
- Lift up to 50 pounds, stand and walk most of the shift, bend, kneel, climb ladders, and work in Florida heat and rain
Preferred
- High school diploma or GED
- 6+ months of custodial, janitorial, apartment make-ready, or property maintenance experience
- Basic hand and power tool skills
- Bilingual English/Spanish
